AN ORDINANCE to designate the Tip-Top Tailors Building located at 1802, 1804, and 1806 North 24th
Street as a landmark pursuant to the Landmark Heritage Preservation Ordinance of the City of
Omaha.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
' Section 1. That the Tip-Top Tailors Building located at 1802, 1804, and 1806 North 24th Street,
which is on the following described land,to wit:
Lot 12,Block 7,Parkers Reserve, as surveyed,platted and recorded in Douglas County,Nebraska,
is hereby deemed historically significant and worthy of recognition for the reasons cited in Landmark
Heritage Preservation Resolution attached hereto as Exhibit"A"and made a part hereof by reference.
Section 2. That the"Secretary of Interior's Standards for the Treatment of Historic Properties,with
Guidelines for Preserving, Rehabilitating, Restoring, and Reconstructing Historic Buildings," as may be
from time to time amended, are hereby adopted as the design standards to be applied in the enforcement
of this ordinance and Chapter 24,Article II, of the Omaha Municipal Code.
Section 3. That the Tip-Top Tailors Building is hereby designated as a landmark pursuant to
Section 24-61 of the Omaha Municipal Code and hereby subject to all of the provisions of this Ordinance
and Chapter 24,Article II, of the Omaha Municipal Code.
Section 4. That this Ordinance shall be in full force and take effect fifteen(15) days from
and after the date of its passage

Tip-Top Tailors Building
LANDMARKS HERITAGE PRESERVATION COMMISSION
RESOLVED BY THE LANDMARKS HERITAGE PRESERVATION COMMISSION OF THE CITY OF OMAHA:
WHEREAS, Murphy Shambley,etal is the owner of the Tip-Top Tailors Building; and,
• WHEREAS,on April 10,2019,the owner requested the building be designated a Landmark under the City
of Omaha's Landmark Heritage Preservation Ordinance; and,
WHEREAS,the building was constructed in 1922 as a one-story,three bay commercial brick building at
the southern end of a corridor dedicated to commerce,and its significant value as part of the early
development of the city along the former North 24th Street historic streetcar route; and
WHEREAS, in the 1940s,the Near Northside neighborhood transitioned from a predominately Jewish
enclave(known as Miracle Mile)to an African American community(known as Street of Dreams); and,
WHEREAS,the building is one of the last known sites associated with the life of a person significant in
the past,Gerald"Jerry" Morris and his wife, Ethel;and,
WHEREAS,the building has retained its essential form,scale, rhythm,and configuration. The three bay
commercial building with horizontal emphasis, its brick exterior and detailing,decorative tile work,
parapet,storefront configuration and orientation are all contributing features to the buildings character
and design as an early commercial building oriented along a historic streetcar route; and,
WHEREAS, it satisfies Standard A:Historical and Cultural Importance for 1) having significant interest
and value as part of the development, history, heritage or cultural characteristics of the city,and 2)for
its association with the life of a person significant in the past;and
WHEREAS, its Period of Significance is defined as 1922-1964;and
NOW,THEREFORE, BE IT RESOLVED BY THE LANDMARKS HERITAGE PRESERVATION COMMISSION OF
THE CITY OF OMAHA:
THAT,the Tip-Top Tailors Building, 1802-1806 North 24th Street, be designated as a Landmark of the City
of Omaha.
