RES 1997-0967 - Preplat, Altech Business Park Exhibit "B" Condition(s): 1. A letter from the railroad approving proposed railroad crossing improvements. 2. Installing sidewalks on both sides of all interior streets. 3. A debt structure that is acceptable to the City with language contained in the Subdivision Agreement limiting the maximum amount of General Obligation S&ID debt and a minimum mill levy as approved by the Finance Department to pay off the debt in a timely manner. 4. Submitting an acceptable mixed use development agreement that allows unrestricted commercial development on Lots 20 through 23 and limits development on Lots 2, 19, and 25 through 27 to limited industrial and certain specific commercial uses that will support the industrial nature of the subdivision. Note: The following Department recommendations have been resolved by the Developer and will be included with the final plat submittal. 1. Street improvements as specified in traffic study will be included in Subdivision Agreement. 2. A "no access" statement on final plat for Lots 2, 17, 21, 22, 23, 25 and 26 from "F" Street and for Lots 20 and 21 from 144th Street. 3. Dedicating 125' of right-of-way from the center line of 144th Street. 4. Construction of a bridge across the West Branch, including submittal of a hydraulic study that certifies a "no rise" condition for the bridge. 5. Installing sidewalks along "F" Street. 6. A channel maintenance and recreational trail easement to the Papio-Missouri River Natural Resources District. 7. Submitting cross sections of the West Branch to determine the width of the easement area, the depth of the City's erosion setback and the linear trail corridor along the south side of the creek. 8. Submitting a drainage study with the grading plan, including provisions for erosion and sediment control. 9. Providing a 40' wide linear trail corridor along the south side of the West Branch that is outside the PMRNRD's channel maintenance easement, outside the floodway and above the 10 year storm elevation. Trail improvements in both 144th Street and West Branch trail corridors that include a 10' wide, 6 inch deep concrete trail that meets AASHTO and ADA guidelines, and in the Sub Agreement including a financial commitment for a future 10' wide pedestrian bridge over Boxelder Creek to connect to the West Papio Trail to Oakbrook Meadows' trail. 11. Development agreement that ties any higher debt ratio to limiting proposed lots to industrial uses only. 12. Submitting the plat as a cluster subdivision for Lots 19,20,21 and 22 where vehicular access is from Outlot "D". 13. Including the bridge's construction and street connection to the north in the first phase of development. 14. Inclusion of a bike path on land along 144th Street. P:\PLN2\5888.SKZ C-25A CITY OF OMAHA LEGISLATIVE CHAMBER Omaha,Nebr APri7. 15, 19.9.7 RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: WHEREAS, the preliminary plat entitled ALTECH BUSINESS PARK, attached hereto and made a part hereof as Exhibit"A",with a request for a waiver of Section 53-8(2)(b) of the Omaha Municipal Code regarding cul-de-sac length,has been approved by the City of Omaha Planning Board along with the conditions set out in Exhibit 'B" attached hereto and made a part hereof; and, WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission of preliminary plats to the City Council for its consideration; and, WHEREAS, the acceptance of this preliminary plat with a waiver of Section 53-8(2)(b)of the Omaha Municipal Code regarding cul-de-sac length, is tentative in nature and does not constitute or require approval of the final plat of this subdivision by the City of Omaha Planning Board or City Council. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: THAT,the preliminary plat entitled ALTECH BUSINESS PARK with a waiver of Section 53-8(2)(b) of the Omaha Municipal Code regarding cul-de-sac length is hereby accepted along with the attached conditions; and,the preparation of the final plat of this subdivision is hereby authorized.
