Condition(s):
1. An acceptable traffic study;
2. A site plan to show the internal circulation pattern and coordination with development to the
west;
3. Reciprocal access easements between all internal lots and contiguous property;
4. Sidewalks along all streets and within the development connecting buildings to the perimeter
sidewalks, including the trail/greenway on 144th Street with an acceptable trail design
approved by Parks and Recreation;
5. Horizontal radius documents for Sprague Street;
6. Storm sewer computations for the 10 and 100 year storms;
7. Storm drainage cost share plan acceptable to the Public Works Department;
8. Coordinating project grades with the future improvement of 144th Street;
9. Street cross section information;
10. Dedicating Outlot"A" as public right-of-way or incorporate into development to the north;
11. An acceptable sediment and erosion control plan;
12. Submit an acceptable debt ratio.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS,preliminary plat entitled HILLSBOROUGH WEST, attached hereto and
made a part hereof as Exhibit"A",has been approved by the City of Omaha Planning Board,along
with the conditions set out in Exhibit"B"attached hereto and made a part hereof; and,
WHEREAS,Section 53-6 of the Omaha Municipal Code requires the submission of
preliminary plats to the City Council for its consideration; and,
WHEREAS,the acceptance of this preliminary plat is tentative in nature and does not
constitute or require approval of the fmal plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA;
THAT, the preliminary plat entitled HILLSBOROUGH WEST, along with the •
attached conditions, is hereby accepted; and, the preparation of the fmal plat of this subdivision is
hereby authorized.
