RES 1997-2152 - Preplat, River City Commercial Park Replat One Exhibit "B"
Condition(s):
1. Forming a business association and submitting covenants that provide for the maintenance
of Outlot A.
2. Providing an adequate turnaround at the end of Outlot A: a standard cul-de-sac is preferred,
but an alternate design may be acceptable if approved by the Fire Department--a letter from
the Fire Department approving the alternate design must be submitted.
3. Removing the existing curb cut along "Q" Street.
4. A "no direct access to "Q" Street from Lots 1 and 2" statement.
5. Installing sidewalks along both sides of the private street and along "Q" Street.
6. Granting the channel improvement, recreation and maintenance easement to the Papio-
Missouri River Natural Resources District instead of the "public".
7. Designating the subdivision as a "cluster".

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS, preliminary plat entitled RIVER CITY COMMERCIAL PARK REPLAT,
ONE (a cluster subdivision), attached hereto and made a part hereof as Exhibit "A", has beeif.
approved by the City of Omaha Planning Board, along with the conditions set out in Exhibit"B"
attached hereto and made a part hereof; and,
WHEREAS,Section 53-6 of the Omaha Municipal Code requires the submission of
preliminary plats to the City Council for its consideration; and,
WHEREAS,the acceptance of this preliminary plat is tentative in nature and does not
constitute or require approval of the fmal plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA;
THAT,the preliminary plat entitled RIVER CITY COMMERCIAL PARK REPLAT ONE
(a cluster subdivision), along with the attached conditions, is hereby accepted; and,the preparation
of the fmal plat of this subdivision is hereby authorized.
