Condition(s):
1) Storm sewer outlets stabilization including energy dissipation and pipe supports near
Lots 62 and 111;
2) Sidewalks must be constructed along all internal streets, on 114th and both sides of Ida. A
ten(10) foot wide trail must be constructed along Military in lieu of the standard sidewalk;
3) Dedicating additional right-of-way for a total of 60 feet, 300 feet north and 300 feet east
of the 120th Street and Military Road intersection;
4) Removing the Newport Avenue intersection at 114th Street and relocating it to intersect with
Military Road on the south;
5) Installing left turn bays for all entrance street intersections on 114th Street, Military Road
and 120th Street;
6) Installing a left turn bay for the entrance drive on Ida Street adjacent to Lot 217 at private
cost;
7) The paving of 120th Street and 114th Street;
8) Dedicating Outlot A as a public park and with a trail connector to the trail along Military
Road;
9) Meeting site development regulations of the R4 district for the single-family lots.
In addition to the information to be included with the plat and agreement,the following information
must be submitted for review and approval before the final plat is submitted:
1) Providing street cross sections showing grading, sewer and utility construction to be carried
out in country road right-of-way and coordinating project grades with the future
improvement of adjacent country roads;
2) Submitting storm sewer design computations that relate to the handling of roadway and site
drainage;
3) Providing cross sections of the drainageway with a drainage and maintenance easement for
the channel to allow 3:1 slope plus 20 feet to determine the setback and easement area and
amount of buildable land;
4) Submitting an acceptable sediment and erosion control plan;
5) Submitting drainage computations to include hundred year drainage paths through the
subdivision.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS,preliminary plat entitled CHERRY RIDGE WEST, attached hereto and
made a part hereof as Exhibit"A",has been approved by the City of Omaha Planning Board,along
with the conditions set out in Exhibit"B"attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission of
preliminary plats to the City Council for its consideration;and,
WHEREAS,the acceptance of this preliminary plat is tentative in nature and does not
constitute or require approval of the fmal plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA;
THAT,the preliminary plat entitled CHERRY RIDGE WEST,along with the attached
conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby
authorized.
