Malloy 1546 N. 102 Avenue Omaha, Nebraska 68114 391 -5773 451 -8035 November 10, 1997 City of Omaha Planning Department Re: Initial Zoning & Special Use Permit Approximately 8802 Military Road Ladies & Gentleman : I hereby respectfully submit an application for the initial zoning of the piece of property at approximately 8802 Military Road . Previously, this piece of property was sold by the State of Nebraska in June 1997 as excess right-of-way land to Bernard J . Morello. I propose to purchase this land from Bernard J . Morello, submit an application for the initial zoning of this land as community commercial (CC) , and submit a simultaneous application for a special use permit to build a building on this land for my business, Malloy Plumbing , Inc . I have determined through preliminary discussions with the City of Omaha and the Nebraska Department of Natural Resources that the property is not in any designated flood plain or floodway. Also, all properties along the north side of Military Road are zoned commercial - predominantly CC. The application for an initial zoning of CC on this property would therefore be consistent with the adjacent properties . Based on soil drilling tests on the property and discussions with the architect , surveyor and soil engineer, the property is acceptable to place a building as shown in the site plans . The amount of soil fill anticipated to be compacted onto the property by M&S Grading is approximately 1 to 3 feet . All utilities are available to the site . Per MUD, the gas main is not shown on the site plan since the gas main currently extends only to the property directly to the west . MUD stated that the gas main would simply be extended down the parking to the property upon request . Also, MUD has provided the property owner a release of an easement of an existing water main on the property that has been abandoned . MUD is not requiring that the main be removed and our proposed site improvements will only include parking over the abandoned main . n ,3 I propose to build a 5 ,000 square foot building on the J� property as shown . I anticipate that my business Malloy Plumbing , Inc . , will occupy 4,000 square feet on the south side of the building and a 1 , 000 square foot section will be, b4ut t-t, v14itt.t..,c.ov available on the north side as a rental bay for a tenant that complies with the CC zoning . Malloy Plumbing, Inc . is a plumbing contractor that provides plumbing repair, remodel and new construction services to homeowners and commercial customers. All work is performed at the customer ' s location - home, business or construction site. The significant portion of the construction material is delivered directly to the construction site . All construction material is assembled and installed on the site. The trucks carry an inventory of miscellaneous construction material and repair parts . Malloy Plumbing Inc . ' s use of the building will be the same as how it is currently used at it ' s present location at 4702 N 30th street . The building will include approximately 1 , 200 square feet of office space in which phone calls for plumbing service are received and processed , construction contracts are managed and general employer office duties are performed . The remaining 2 , 800 square feet of the building will be used for limited warehousing of construction material and repair parts stored for use as needed . The largest items in inventory include water heaters , shower stalls, bath tubs , etc. There is no manufacturing or fabrication of material in the building since all such work is performed at the job site. It is anticipated that a vehicle may occasionally be stored inside the building . There will be no outside storage other than a trash container as specified by the city. Military Road is a three lane road that includes a convenient turning lane for traffic wanting to turn onto the property. This turning lane therefore allows traffic to continue to flow past the property without being impeded by an occasional car wanting to turn onto the property. I anticipate that there will be an average of 5 to 6 cars in the lot each business day. Traffic is mainly generated by office employees commuting to and from work each day, 4 plumbers picking up material and work orders mainly in the morning and the occasional customer that is picking out material or meeting to coordinate a contract . Hours of operation are normally from 7 : 30 am to 6 : 00 pm with very limited activity on Saturday and Sunday. The general appearance and site plan is included on the submitted prints . Traffic on Military Road eventually will be lessened by the opening of the Northwest Expressway Connector . I am excited about this opportunity to go forward with this proposal .
