Condition(s):
1) Installing necessary street improvements as identified by the traffic study.
2) Provisions for improving both 180 and Harrison Streets adjacent to the plat.
3) Installing left turn bays in 180 and Harrison Streets at Washington Street, 183 Street and 185
Street.
4) Installing deceleration lanes at all street connections along both 180 and Harrison Streets.
5) Noting that access will be restricted to right-in/right-out only at the driveways between Lots
1 and 2 and Lots 1 and 3.
6) Noting that the only access to Lots 1, 2, and 3 are as shown on the plat.
7) Providing an easement so that the driveway between Lots 1 and 2 also provides service to
Lot 3, with the improved drive lining up with Monroe Street, west of Lot 3.
8) Moving the proposed entrance drive between Lots 1 and 2 west to at least 600' from the 180
and Harrison Streets intersection.
9) Reconfiguring Lots 1 and 2 or providing a reciprocal access easement to allow Lot 1 access
to Harrison Street via Lot 2.
10) Moving 183 Street to the west to a location at least 1,200' from 180 Street.
11) Moving 185 Street to the half mile, while only dedicating half of the street.
12) Extending the right-of-way of 183 Circle to the north.
13) Connecting Jefferson Circle and 184 Avenue Circle to form a through street.
14) Installing temporary cul-de-sacs at all dead-end streets.
15) Paying for the operation and maintenance of the lift station privately or through special
assessment to those who benefit directly from the station.
16) Extending sanitary sewer to the Rolling Meadows property line.

17) Installing sidewalks along both sides of all interior streets and along both Harrison and 180
Streets.
18) An acceptable 3:1 mitigation plan for removing the small wetland on Lots 120 and 121 with
at least one part being mitigated within this subdivision.
19) A drainage easement for a 100 year storm must also be included in Outlots 1-3.
20) A financial arrangement for the SID that is acceptable to the City.
21) Approval of the proposed park plan by the Parks Advisory Board.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS,preliminary plat entitled FALCON RIDGE,attached hereto and made
a part hereof as Exhibit"A", has been approved by the City of Omaha Planning Board,along with
the conditions set out in Exhibit"B" attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission of
preliminary plats to the City Council for its consideration; and,
WHEREAS,the acceptance of this preliminary plat is tentative in nature and does not
constitute or require approval of the final plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA;
THAT, the preliminary plat entitled FALCON RIDGE, along with the attached
conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby
authorized.
