RES 1998-2829 - Preplat, Briar Square Exhibit "B" • Page 1 of 1 Condition(s) 1. Construction and installation of all traffic improvements as determined by a traffic study. 2. Provide for construction of a cul-de-sac at the end of old 168th Street. 3. Provide for constructing new 168th Street before direct access will be allowed to old 168th street from Lots 15, 17, 18, and 19. If these lots are developed before 168th Street is relocated, they will be required to share one access until the street is located. 4. No direct access will be allowed to new 168th Street and this must be noted on the plat. 5. Written verification rom the Nebraska Department of Roads (NDOR) that indicates the NDOR has reviewed the proposed plat and that the proposed improvements have been appropriately coordinated with future 168th Street and West Dodge Road interchange improvements. 6. An interlocal agreement between the two SIDs for the relocation of Burke Street, east of 168th street. 7. Installing sidewalks along old 168th Street and both sides of all interior streets, including new 168th Street. The mixed use development plan must also include a pedestrian circulation system. 8. Submitting covenants that describe the public/semi-public usage of Outlots "A" and"B",and that provide for their ownership and maintenance by the business/homeowner's association.
