Transmitted herewith is an Ordinance creating Sewer District No. 1577 as requested by the
Executive Director of the Uta Halee Girls Village. Sewer District No. 1577 will serve the Uta Halee
property with a sanitary sewer from the property whose address is 10625 Calhoun Road along the
Right-of-Way of Calhoun Road to an existing sewer at the intersection of Calhoun Road and
Florence Heights Boulevard. The total length of the sewer is approximately 4800 feet long with
approximately 1300 feet being outside of the City limits.
The property currently consists of lands that are more completely described in the attached
Ordinance.
The owner will hire an engineering firm to design and inspect the sewer. Public Works will
advertise the improvement for bidding, will select the lowest responsive bidder to send to the City
Council for approval. The City will pay the actual construction costs and engineering costs up to
12%of the construction costs and then will assess the property for the entire amount over a period
of 10 years.
The total cost of this project, as estimated by the property owner's engineer, is $280,000.00. No
design has been created nor bids taken. The final cost may be different. The cost will be paid from
the Special Assessments Organization 1448, Fund 401.
The Public Works Department requests your consideration and approval of the attached Ordinance.

AN ORDINANCE creating Sewer District No. 1577 in the City of Omaha, for the purpose of
constructing a sanitary sewer from the Uta Halee property, more fully described below,to
the intersection of Calhoun Road and Florence Heights Boulevard; fixing and defining the
boundaries of said District; authorizing acquisition of the necessary Right-of-Way for the
construction of the improvement; authorizing the owner's professional engineer to design,
manage, and inspect the improvement; advertise for bids for the construction of the
improvement; to provide the financial arrangements necessary for the construction of the
improvement; to authorize the reimbursements to be paid from a specific account; and to
provide an effective date hereof.
WHEREAS,the Board of the Uta Halee Girls Village,hereinafter referred to as "UTA HALEE", as
owners of the Uta Halee property, more fully described below, are desirous of constructing
a sanitary sewer to drain the property; and,
WHEREAS,UTA HALEE and the CITY have agreed upon the manner and extent to which public
funds will be expanded in connection with the improvement and the extent and method
pursuant to which the cost of same shall be specially assessed to the property described.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
Section 1. That Sewer District No. 1577 is hereby created in the City of Omaha for the
construction of a sanitary sewer from the Uta.Halee property at 10625 Calhoun Road,the boundaries
of which are more fully described below, along the Right-of-Way of Calhoun Road to an existing
sanitary sewer at the intersection of Calhoun Road and Florence Heights Boulevard.
Section 2. The outer boundary of Sewer District No. 1577 shall be the outer boundary of the
property more fully described on Exhibit "A", attached.

Section 3. That the owner is authorized to hire a professional engineer to design the
improvement,provide project management, and inspect the construction for a maximum of 12% of
the actual construction cost.
Section 4. That the Purchasing Agent of the City of Omaha be and hereby is directed to
advertise for and receive bids on a sanitary sewer installation with said bids to be made under and
in accordance with the plans and specifications to be prepared for and on file in the office of the City
Engineer, and the Public Works Director or his designee is hereby directed to prepare an estimate
of the cost of such improvement.
Section 5. That the Public Works Department is hereby authorized and directed to acquire
any right-of-way needed for the construction of sewer improvement to be constructed in said district.
Section 6. That the owner agrees to have the entire cost of the improvement, plus interest,
assessed against the property described in Exhibit"A" over a period of 10 years. That the entire cost
of the improvement will be paid from Special Assessments Organization 1448, Fund 401.
Section 7. That this Ordinance,being administrative in nature, shall take effect and be in full
force upon the date of its passage.
