In order to better use the west and northwest property more efficiently,we would request that the building setback be changed to five feet from the property line. The structure in this area will consist of an eight-foot high mosaic concrete wall,which will extend from the south west Gomez Avenue entrance to the north border and then east along the border. This property is more than 400 feet off of"L" street, and the construction of this wall will provide a visual barrier of business activity. The expanded property that will be made available will be used to stage trucking and alleviate any possible congestion on Gomez Avenue. Truck traffic in the vicinity attributed to Greater Omaha,will be reduced upon completion of the new facility, by approximately 80 semi-trailer trips ler day. Transferring beef between our plants, driving to the truck wash on 36m and Gomez,and returning to be reloaded at the carcass plant will no longer be necessary. Greater Omaha feels that the visual barrier at the north and west will achieve the original premise of the setback and that the property made available by this change will be used to help insure minimal impact on the area. Box 7566 Omaha, NE 68107 Dear Mr. Fili: RE: 3001 'L' Street Omaha, Nebraska I have completed the review of your application for an amendment to the special use permit to allow expansion of the meat packing facility. Based on that review it was found that: 1. The landscaped area on the north and west sides of the proposed building will be reduced from the approved thirty (30) feet to five (5) feet. 2.' The landscaped street yard adjacent to Edward 'Babe'Gomez Avenue will be significantly reduced to allow the building expansion and associated loading. 3. The proposed drive entrance to the loading area exceeds access design standards. It is too wide. These are substantial changes from the approved permit and would not be considered minor amendments. The application will be sent forward to the City Council for approval action as a major amendment. Please submit an additional $265, for the application fee to the Council. The Planning Department will prepare a recommendation report to the Council presenting your request and advising them of the substantive changes.
