Condition(s):
1. A notation that no direct access to 147th/148th Street and Fort Street will be allowed
from adjacent lots.
2. Enlarging the proposed traffic circles and reducing the width of the cul-de-sacs to the
specifications of the Public Works Department.
3. Widening Arcadia Avenue to a three section road where it intersects 144th Street.
4. Extend the three-lane configuration of the proposed interim left turn improvements
at the 147th Street and 150th Avenue intersections with Fort Street between the
intersections and eliminate the proposed pavement tapers.
5. Narrow the median in 150th Avenue at Fort Street to properly align with proposed
150th Avenue to the south.
6. Install temporary turnarounds at the end of all dead-ended streets.
7. Right-of-way dedication for Fort Street equal to 50' from the centerline.
• 8. Installing sidewalks on all interior and perimeter streets.
9. Dedicating Outlot 1 as a Natural Environmental area.
10. Eliminating Outlot 2.
11. Incorporating Lots 311-318 into the adjacent park property.
12. Constructing a linear trail from 144th Street to the proposed park.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS,preliminary plat entitled SADDLEBROOK(Alternative Two),attached
hereto and made a part hereof as Exhibit "A", has been approved by the City of Omaha Planning
Board, along with the conditions set out in Exhibit"B" attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission of
preliminary plats to the City Council for its consideration; and,
WHEREAS,the acceptance of this preliminary plat is tentative in nature and does not
constitute or require approval of the final plat of this subdivision.
NOW,THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF OMAHA;
THAT,the preliminary plat entitled SADDLEBROOK(Alternative Two),along with
the attached conditions,is hereby accepted; and,the preparation of the final plat of this subdivision
is hereby authorized.
