RES 1999-1293 - Preplat, Waterford EXHIBIT "B" Page 1 of 2 Condition(s): 1) An acceptable traffic study. 2) Installing necessary street improvements as identified by an adequate traffic study. 3) Installing temporary turnarounds at the end of all dead-ended streets. 4) Dedicating all of State Street to the south,effectively shifting the street's centerline. 5) Dedicating Outlot"KK" as part of Military right-of-way. 6) Dedicating additional right-of-way at the north end of Lot 743 to accommodate the County's interim 156th and Military Road intersection improvements. 7) Dedicating Outlot"AA" for 144th Street right-of-way. 8) Noting on the plat that access to Lot 654 from both 144th and Ida Streets will be restricted to right-in/right-out vehicular turning movements; 9) Noting on the plat that direct vehicular access to State Street from Lots 721, 726, 731, 733, 734, 739, 745 and Outlot "JJ" will not be allowed, except for the access easement location. 10) Noting on the plat that direct vehicular access to Military Road from Lot 743 will not be permitted. 11) Installing sidewalks along both sides of all major and interior streets. 12) Documentation from the NRD that approves the property ownership exchange. 13) An exhibit that shows the Corps owned property. 14) An acceptable sediment and erosion control plan that complies with the water quality requirements of the Standing Bear watershed. 15) Locating the trail around the water basin on NRD property, above 1130 msl and paving it to a 10' width. 16) Installing a split rail fence, or suitable alternative, along the property line to delineate individual lot boundaries. 17) Eliminating Outlots N, 0, P, Q, and R, unless the access destination is other than Standing Bear Lake property. 18) Using Lot 745 for prairie ground(public) or for storm detention and filtering. 19) Dedicating Outlot"M" as public park. 20) Submitting covenants that indicate each outlots prospective uses and that provide for their ownership and maintenance by the homeowner's association. 21) Streets 21, 43, and 19 from the intersection of 19 and 43 north are to be designated as Military Boulevard and will be a part of the park and boulevard system. 22) Modifying the intersection of streets 19 and 43 to provide a continuous alignment for the boulevard. 23) An acceptable debt structure. 24) Another revised preliminary plat that reflects the second option for the mixed-use area;. 25) Naming the subdivision to reflect the mixed-use area as a"cluster". 26) Naming the streets in conformance with the Planning Department's review. P:\PLN3\7090.MAF - 2 - C-25A CITY OF OMAHA • LEGISLATIVE CHAMBER • Omaha,Nebr May 4 19 9 9 RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: WHEREAS, preliminary plat entitled WATERFORD with a waiver of Section 53-8(2)(b) and 55-9(5) of the Municipal Code for cul-de-sac length and sanitary,sewer, attached hereto and made a part hereof as Exhibit "A", has been approved by the City of Omaha Planning Board, along with the conditions set out in Exhibit"B"attached hereto and made a part hereof; and, WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission of preliminary plats to the City Council for its consideration; and, WHEREAS,the acceptance of this preliminary plat is tentative in nature and does not constitute or require approval of the final plat of this subdivision. NOW,THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA; THAT, the preliminary plat entitled WATERFORD with a waiver of Section 53-8(2)(b) and 55-9(5) of the Municipal Code for cul-de-sac length and sanitary sewer, along with the attached conditions,is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
