RES 1999-1537 - Preplat, West Dodge Ridge Exhibit "B" Page 1 of 1 Condition(s): 1. Provisions for installing necessary street improvements as identified by the traffic study. 2. Provisions for improving 180th Street with two 12%2 wide lanes in each direction with a 28' wide median and concrete curb and gutter. 3. An interlocal agreement for improvements to 180th Street. 4. Relocate the right-in/right-out access on 180th Street to a point acceptable to Public Works. 5. An access road to the south of Lot 5 on the west side of Lot 5 in a location and configuration acceptable to Public Works Department. 6. A turnaround at the south end of 186th Street. 7. Reducing and/or special assessing on Davenport Street, including the bridge,to a width of 38', except where Davenport Street intersects 180th Street. 8. Provisions for funding, owning and maintaining the proposed private sanitary sewer in the office and commercial area. 9. Installing sidewalks along both sides of all major and interior streets, including the bridge, with a pedestrian circulation system in the mixed-use development. 10. Drainage computations that include a 100-year storm passage. 11. Cross-sections of the drainageway. 12. A drainage easement equal to a 3:1 slope plus 20' or the 100-year storm passage area, whichever is greater. 13. Including creek bank stabilization in the sediment and erosion control plan. 14. Noting the appropriate reciprocal access statements on the plat. 15. Changing the name of Davenport Street, east of the circle to Douglas Street. 16. If this request is approved, it is with the understanding that the applicant will continue to work with the City to determine the appropriate nature of the 180th Street and West Dodge Road interchange. NOW,THEREFORE,BE IT.RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA; • THAT, the preliminary plat entitled WEST DODGE RIDGE located Southwest of 180th Street and West Dodge Road, along with the attached conditions,is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
