Condition(s):
1. A maximum 16'wide inbound lane on 148th Street north of Fort Street.
2. Either relocate Ogden and Ellison Streets so they are double loaded or the streets can
remain single loaded if they are specially assessed or paid for privately (instead of
general obligation of the district).
3. A maximum width of 25'and no median on Saddlebrook Drive between the proposed
circle (Outlot 5) and Ellison Street or the street can remain as proposed if it is
specially assessed or paid for privately and the median is maintained by the
homeowner's association.
4. Constructing the private streets within the cluster portion of the subdivision to the
City Standards.
5. Installing traffic calming devices on all continuous streets over 1,000' in length.
6. Installing temporary turnarounds at the end of all interim dead-ended streets.
7. Provisions in the covenants and subdivision agreement for the homeowner's
maintenance of outlots (except for the wetland area that will be maintained by the
SID) and private sewers, streets, and sidewalks.
8. Moving the ten(10)foot wide linear trail connection along Crown Point Avenue to
the north side of the street.
9. An acceptable debt ratio.
10. Naming the streets in accordance with the Planning Department's review.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: .
WHEREAS, the revised preliminary plat entitled SADDLEBROOK (Option 2)
located Northeast of 151st and Fort Streets, attached hereto and made a part hereof as Exhibit "A",
has been approved by the Planning Board of the City of Omaha, along with the conditions set out
in Exhibit "B" attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission of
revised preliminary plats to the City Council for its consideration; and,
WHEREAS, the acceptance of this revised preliminary plat is tentative in nature and
does not constitute or require approval of the final plat of this subdivision.
NOW,THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF OMAHA:
THAT, the revised preliminary plat entitled SADDLEBROOK (Option 2) located
Northeast of 151st and Fort Streets is hereby accepted; and, the preparation of the final plat of this
subdivision is hereby authorized.
