RES 2000-0992 - Preplat, Waterford Exhibit"B" Page 1 of 2 Condition(s): 1. An acceptable updated traffic study. 2. Installing necessary street improvements as identified by an adequate traffic study. 3. Installing temporary turnarounds at the end of all dead-ended streets. 4. Dedicating all of State Street to the south, effectively shifting the street's centerline. 5. Dedicating additional right-of-way (or enclosing in an outlot) at the north end of Lot 772 to accommodate the County's interim 156th Street and Military Road intersection —' improvements. 6. Installing sidewalks along both sides of all major and interior streets. 7. Resolving the open versus enclosed drainage issue with applicable parties. 8. Locating the trail around the water basis on NRD property, above 1130 msl. and paving it to a 10' width. 9. Installing a split rail fence, or suitable alternative, along the property line to delineate individual lot boundaries. 10. Dedicating Outlot"0" as public park. 11. Submitting covenants that indicate each outlot's prospective uses and that provide for their ownership and maintenance by the homeowner's association. 12. Streets 21, 43, and 19 from the intersection of 19 and 43 north are to be designated at Military Boulevard and will be a part of the park and boulevard system. 13. Privately paying for and maintaining the private alley. 14. An acceptable debt structure. 15. Naming the streets in conformance with the Planning Department's review. 16. Reconfiguring the proposed mixed-use area to ensure it does not extend beyond the 1/4 mile south of State Street. 17. An acceptable mixed-use development plan and agreement. P:\PLN3\1 025 7skz.doc L • -25A s CITY OF OMAHA LEGISLATIVE CHAMBER Omaha,Nebr April 11, 2000 RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: WHEREAS, the revised preliminary plat entitled WATERFORD with a waiver of Section 53-8 of the Municipal Code regarding cul-de-sac width located Northeast of 156th and Ida Streets, attached hereto and made a part hereof as Exhibit "A", has been approved by the City of Omaha Planning Board, along with the conditions set out in Exhibit "B" attached hereto and made a part hereof; and, WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission of preliminary plats to the City Council for its consideration; and, l WHEREAS,the acceptance of this preliminary plat is tentative in nature and does not constitute or require approval of the final plat of this subdivision. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA; THAT,the revised preliminary plat entitled WATERFORD with a waiver of Section 53-8 of the Municipal Code regarding cul-de-sac width located Northeast of 156th and Ida Streets, along with the attached conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
