Condition(s):
1) Additional right-of-way at the intersection of Wenninghoff Road and State Street as
determined by the Public Works Department.
2) Moving the 85th Avenue intersection with State Street approximately 100' to the east.
3) Installing a deceleration lane and a left turn lane in Wenninghoff Road at Sheffield Street.
4) Installing a left turn lane in State Street at 85th Avenue.
5) Notations on the plat that direct access to both Wenninghoff Road and State Street from any
of the adjacent lots will not be permitted.
6) Installing traffic calming devices on any continuous street over 1,000 feet in length as
determined by the City's Traffic Engineer.
7) Installing temporary turnarounds at the terminus of all interim dead-ended streets.
8) Adjusting the grading on the south side of State Street for an acceptable match of street and
site grades.
9) A drainage analysis for Lot 428.
10) An appropriate storm sewer plan (open vs. enclosed) for Lot 428.
11) An acceptable wetland analysis and mitigation plan that replaces damaged wetland areas at
least 3:1.
12) A park configuration as approved by the Parks and Recreation Advisory Board.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS, revised preliminary plat entitled SOMERSET located Southeast of
Wenninghoff Road and State Street, attached hereto and made a part hereof as Exhibit"A",has been
approved by the City of Omaha Planning Board, along with the conditions set out in Exhibit "B"
attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission of
preliminary plats to the City Council for its consideration; and,
WHEREAS,the acceptance of this preliminary plat is tentative in nature and does not
constitute or require approval of the final plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA;
THAT, the revised preliminary plat entitled SOMERSET located Southeast of
Wenninghoff Road and State Street, along with the attached conditions, is hereby accepted; and,the
preparation of the final plat of this subdivision is hereby authorized.
