above-referenced plat for a period of two (2) months before placing the item on the City
Council agenda. The Walnut Lake revised preliminary plat was slated to be on the agenda
for January 11, 2000. This delay will allow the time for our client to analyze the housing
market as to lot size demand currently in the City.of Omaha.

Condition(s):
1. Including a traffic signal for 156th Street in the subdivision agreement for a proportionate
share cost of the signal;
2. Removing "replat" from the subdivision name;
3. Changing the name of Walnut Lake Drive to a name that complies with the City's street
naming ordinance;
4. Providing a drainage easement for the 100-year storm; and,
5. Submitting covenants that describe potential public/semi-public usage of the outlots and that
provide for their maintenance by the homeowner's association

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS, the revised preliminary plat entitled WALNUT LAKE REPLAT (a
cluster subdivision) located East of 156th and "M" Streets, attached hereto and made a part hereof
as Exhibit "A", has been approved by the Planning Board of the City of Omaha, along with the
conditions set out in Exhibit"B" attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission of
revised preliminary plats to the City Council for its consideration; and,
WHEREAS,the acceptance of this revised preliminary plat is tentative in nature and
does not constitute or require approval of the final plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA:
THAT, the revised preliminary plat entitled WALNUT LAKE REPLAT (a cluster
subdivision)located East of 156th and "M Streets is hereby accepted; and,the preparation of the final
plat of this subdivision is hereby authorized.
