Installing temporary turnarounds at the end of all interim dead-ended streets. 3. A letter from Emergency Management officials regarding locating a civil defense siren in the subdivision. 4. Placing the community recreation facility on a lot with adequate assurance that the facility will remain non-commercial. 5. Submitting and recording covenants that require the outlots to be owned and maintained by the homeowner's association. The covenants must also describe the potential public and semi-public uses on each outlot. This information must also be included in the subdivision agreement. • 6. Submitting a traffic study for 204th and Farnam Streets with any improvements included in the subdivision agreement. 7. Installing any traffic improvements required by the traffic study. 8. Extending the boulevard through the corner of Lot 322, the park site. 9. Adding an access easement adjacent to and west of the boulevard on Lot 323. The easement and boulevard right-of-way, combined, must be fifty (50) feet wide. 10. Dedicating Outlot"E" as part of the boulevard. 11. Dedicating/acquiring the boulevard as approved by the Parks and Recreation Department. 12. Submitting a letter from.Elkhorn that indicates the sanitary sewer fees will be reimbursed, or an acceptable alternative. 13. PProviding acceptable traffic calming as determined by the City's Traffic Engineer. 14. Ending the proposed half cul-de-sacs with—standard street stubs with temporary turnarounds and calling them streets instead of circles. 15. An acceptable SID debt structure. P:\PLN3\9436sap.doc • c-25A CITY OF OMAHA LEGISLATIVE CHAMBER Omaha,Nebr June 20, 2000 RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: WHEREAS, the revised preliminary plat entitled FIRE RIDGE ETATES located Northeast of 196th and Pacific Streets, attached hereto and made a part hereof as Exhibit "A", has been approved by the City of Omaha Planning Board, along with the conditions set out in Exhibit "B" attached hereto and made a part hereof; and, WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission of revised preliminary plats to the City Council for its consideration; and, WHEREAS,the acceptance of this revised preliminary plat is tentative in nature and does not constitute or require approval of the final plat of this subdivision. NOW, THEREFORE, BE TT RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA; THAT, the revised preliminary plat entitled FIRE RIDGE ESTATES located Northeast of 196th and Pacific Streets, along with the attached conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
