Condition(s):
1. Building plans that meet the minimum .23 FAR.
2. Allocation of and improvement lans for 16,000 sq. ft. of on-site usable common open
space.
3. Detailed drawing of the center identification sign with dimensions showing the proper
setback from 144th Street and Stonybrook Avenue.
4. An acceptable tree cover mitigation plan providing 652 over-story trees either on-site or
at an acceptable off-site location. A two year bond may be submitted in lieu of preparing
the off-site tree plan at this time.
5. Provide a minimum 60' landscape buffer with screening along the south property line..
6. Show all required street improvements on Stonybrook Boulevard and 144th Street on the
site plan.
7. Noise and lighting controls to minimize off-site impact.
8. No building to be in excess of 40' high.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS, preliminary plat entitled STONYBROOK PLACE, located Southeast
of 147th Street and Stonybrook Boulevard, attached hereto and made a part hereof as Exhibit "A",
has been approved by the City of Omaha Planning Board, along with the conditions set out in Exhibit
"B" attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission of
preliminary plats to the City Council for its consideration; and, 1
WHEREAS,the acceptance of this preliminary plat is tentative in nature and does not
constitute or require approval of the final plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA;
THAT,the preliminary plat entitled STONYBROOK PLACE,located Southeast of
147th Street and Stonybrook Boulevard, along with the attached conditions, is hereby accepted; and,
the preparation of the final plat of this subdivision is hereby authorized.
