Condition(s):
1) Allow a full access intersection on 156th Street at the 1/8 mile north of West
Maple Road with the following conditions:
(a) The cost for the additional street width to provide side-by-side left turn
lanes to be a private developer cost;
• (b) The additional right-of-way on 156th for the additional lanes and the trail
to be dedicated by the developer;
(c) The total cost of the traffic signal at this intersection to be paid by the
private developer, and to be installed with the street improvements;
(d) The on-going maintenance and power cost of this traffic signal to be paid
by the developer as a yearly payment to the Public Works Department.
2) Including a raised median in 156th Street to the specifications of the City Traffic
•
Engineer.
3) The median in Ruggles Street, where it intersects with 156th Street, to be no wider
than four feet.
4) Submitting a drainage analysis that includes the 100-year storm passage, along
with sediment basin computations.
5) An enclosed pipe with a drainage easement in Outlots "A" and `B", with the
easement width to be based on either the 100-year storm or 3:1 plus 20',
whichever is greater.
6) Submitting a sediment and erosion control plan designed in accordance with Best
Management Practices for water quality requirements of the Standing Bear
Watershed (copy enclosed).
•7) • Submitting a grading plan for 156th Street that accommodates the proposed trail.

8) Provisions for an eight (8) foot wide trail along 156th Street that meets ADA
guidelines and is a minimum of six(6) feet from improved 156th Street.
9) Locating the trail adjacent to and across the property as approved by the Parks
Advisory Board.

10) : Provisions for private ownership and maintenance of Outlots "A" and `B" to be
included in both the subdivision agreement and covenants.
11) A note on the plat indicates "a perpetual easement for maintenance on Outlot "A"
and "B" is hereby granted to the SID and property owners association". (The
reference to "SID"must be removed from the proposed statement.)
12) Submitting a letter from Douglas County Emergency, Management confirming
that acceptable emergency warning is being provided for the area.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS, the revised preliminary plat entitled KVI — 156TH STREET AND
WEST MAPLE ROAD DEVELOPMENT located Northeast of 156th Street and West Maple
Road, attached hereto and made a part hereof as Exhibit "A", has been approved by the Planning
Board of the City of Omaha, along with the conditions set out in Exhibit "B" attached hereto and
made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission
of revised preliminary plats to the City Council for its consideration; and,
WHEREAS, the acceptance of this revised preliminary plat is tentative in nature
and does not constitute or require approval of the final plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA:
THAT, the revised preliminary plat entitled KVI — 156TH STREET AND WEST
MAPLE ROAD DEVELOPMENT located Northeast of 156th Street and West Maple Road along
with the attached conditions is hereby accepted; and the preparation of the final plat of this
subdivision is hereby authorized.
