Condition(s):
1) A reciprocal access notation for all lots.
2) Provisions for installing right turn deceleration lanes at each access point and a left turn bay
at the entrance to Lot 2.
3) Each access point must either coincide with existing State controlled access breaks or the
applicant must submit official documentation that reflects State approval of the realignment.
4) A notation that no direct access will be allowed to the lots other than the three(3) approved
access points.
5) Sizing and installing the sanitary outfall sewer to the specifications of the Public Works
Department.
6) Constructing sidewalks along both the Sorensen Expressway and Vernon Avenue.
7) Prepare and submit a drainage analysis.
8) A complete application including a"Source and Use of Funds".
9) An acceptable financial structure for the subdivision including an acceptable debt ratio.
10) A tree loss analysis and, if necessary, an acceptable tree loss mitigation plan.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS, preliminary plat entitled IRVINGTON TECHNOLOGY PARK
located Northeast of Vernon Avenue and Sorensen Expressway, attached hereto and made a part
hereof as Exhibit "A", has been approved by the City of Omaha Planning Board, along with the
conditions set out in Exhibit "B" attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission
of preliminary plats to the City Council for its consideration; and,
• WHEREAS, the acceptance of this preliminary plat is tentative in nature and does
not constitute or require approval of the final plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA;
THAT, the preliminary plat entitled IRVINGTON TECHNOLOGY PARK
located Northeast of Vernon Avenue and Sorensen Expressway, along with the attached
conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby
authorized.
