RES 2001-1119 - Preplat, Center Ridge a r Exhibit "B" Page 1 of 1 Condition(s): 1. All traffic improvements required by the traffic study must be installed with this development, including additional right-of-way on 192nd Street, if necessary. 2. The 1/8 mile access (Street #2) will be allowed on 192nd Street, but will be restricted to right-in/right-out turning movements,which must be noted on the plat. 3. No direct access to 192nd Street or West Center Road from any of the adjacent lots will be allowed and must be noted on the plat. 4. Adding the following no access notation to the plat: a. No direct access from Lots 5 and 6 to Street#2; b. No direct access from Lot 7 to Pinehurst Avenue; and c. No direct access from Lot 1 to Cleveland Boulevard. 5. A boulevard width, alignment and design that is satisfactory to the Public Works and Parks and Recreation Departments. 6. Temporary turnarounds need to be constructed at the end of all interim dead-ended streets. 7. A 200' turn radius from Pinehurst Avenue to Street #1 and a 90' radius from Pinehurst north to the residential area. 8. The installation of sidewalks along each major street and both sides of all interior streets. 9. A wetland analysis and, if necessary, a mitigation plan must be submitted prior to or with the final plat. 10. Sediment and erosion control measures designed in accordance with the water quality standards adopted for the Zorinsky Lake Watershed. 11. Drainage computation that include a 100-year storm passage and cross-sections of the drainageway. Based on these calculations and cross-sections, the plat must include a drainage easement equal to a 3:1 slope plus 20' or the 100-year storm passage area, whichever is greater. Provisions for bank stabilization may also be required. 12. A tree loss analysis and, if necessary, an acceptable tree loss mitigation plan. 13. All streets in the subdivision must be named in accordance with the Planning Department's review. 14. Provisions for the private installation and maintenance of the storm sewer systems in the parking lots, the trail in the outlots and the outlots themselves. NOW,THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: THAT, the preliminary plat entitled CENTER RIDGE located Northwest of 192nd Street and West Center Road, along with the attached conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
