RES 2001-1329 - Auction property northeast of 24th and Mason Sts fr INTER-OFFICE COMMUNICATION February 5, 2001 TO: Honorable President and Members of the City Council FROM: City Property Appraisers Committee SUBJECT: Disposal of Surplus Property— 1049 South 24th Street & NE Corner 24th & Mason Street Pursuant to Section 27-52 of the Omaha Municipal Code, the City Property Appraisers Committee met to discuss the valuation of City owned lots at 1049 South 24th Street.and the NE Corner of 24th & Mason Streets. The properties are generally described as portions of Lot 30. McCandlish Place Addition. Both parcels are zoned DS, Downtown Service. Both sites are vacant. Both lots are small. both being remnants of parcels which were acquired for the widening of 24th Street. 1049 South 24th Street is 3.832 square feet. and the NE corner of 24th & Mason is 1.226 square feet. The committee recognized that both parcels are too small to be usable on their own. but that they both had value when assembled with abutting vacant lots. The committee reviewed several DS zoned land sales or pending sales in the area ranging from $0.38 to $1.64 per square foot. The most compelling of these was a lot under contract lying 3 lots to the north for$1.00 per square foot. The committee felt that $1.00 per square foot was a reasonable value conclusion for both parcels. The value conclusion for both parcels is as follows: 1049 South 24th Street: 3,832 SF x S1.00 per SF =S3,832.00, called S3,850.00 NE Corner 24th & Mason: 1,226 SF x S1.00 per SF=S1,226.00, called S1,230.00 Respectfully submitted. Larson cirri/p:\I arson\24th&masonappr.doc fI C -25A CITY OF OMAHA LEGISLATIVE CHAMBER Omaha,Nebr May 22? 2001 RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: WHEREAS,the City of Omaha is the owner of a parcel of land located Northeast of 24th and Mason Streets, no longer needed for public purposes for the City of Omaha, legally described as follows: The South 8 feet of the West half of Lot 28 and the North 25 feet of Lot 30; the North 40 feet of the South 113 feet of Lot 30; the North 48.5 feet of the South 73 feet of the West 14 feet of Lot 30; and the South 24.5 feet of Lot 30; McCandlish Place; City of Omaha, Nebraska. WHEREAS, Section 5.20 of the Home Rule Charter, City of Omaha, 1956, as amended,provides for the disposal of real property holdings of the City of Omaha that are no longer needed for public purposes; and, WHEREAS, on April 5, 2000, the Planning Board of the City of Omaha, upon recommendation,recommended the disposal of said property; and, WHEREAS, pursuant to Omaha Municipal Code Section 27-52, the Appraisal Committee of the City of Omaha has appraised the value of the said real property to be One Thousand Two Hundred Thirty Dollars ($1,230.00); and, WHEREAS, Section 27-71 of the Omaha Municipal Code provides that the City Council may authorize by resolution the disposal of City property at public auction; and, WHEREAS, the Planning Director shall act as the auctioneer at the public auction provided for herein. NOW,THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: THAT, the Planning Director of the City of Omaha be, and is hereby authorized to offer for sale by auction the City property located Northeast of 24th and Mason Streets, as legally described herein. BE IT FURTHER RESOLVED: THAT,sealed,written bids may be submitted to the City Clerk at any time prior to the holding of said auction, which shall be opened and considered at the time of the holding of said auction,provided that each said bid is accompanied by a certified check in an amount not less than twenty percent (20%) of the bid price. BE IT FURTHER RESOLVED: THAT, upon acceptance of any bid at said public auction, the bidder shall furnish either cash or certified check in an amount not less than twenty percent(20%) of the bid price. BE IT FURTHER RESOLVED: THAT,the minimum amount which will be considered as adequate compensation for the sale of said property is One Thousand Two Hundred Thirty Dollars ($1,230.00). BE IT FURTHER RESOLVED: THAT, upon payment of the accepted bid price, the Mayor shall be authorized to execute and deliver a deed of the property to the accepted bidder.
