The 30th Street right-of-way be a minimum of 40 feet wide and align with 30th Street north of Dodge Street. 3. A 10 x 10 foot triangle to be dedicated at the corner of Turner Boulevard and Douglas Street.• 4. A 4 foot wide strip must be dedicated along Douglas Street. 5. Sidewalks must be constructed or replaced on all street frontages. 6. All existing utilities in 30th Street must be removed or relocated. 7. Letters releasing utility easements in 30th Street must be submitted with the final plat. 8. The applicant must pay for all required public improvements privately.
