The property is generally described as a triangular portion of Lot D, Liddles Subdivision, City of Omaha, Douglas County,Nebraska. The parcel is zoned R5 Residential and contains 1,175.6 square feet, but is considered to be unbuildable by itself. The committee reviewed 14 unimproved residential land sales in the southeast quadrant of the City. All of these sales are buildable sites. Of these 14 sales, the 4 sales closest to the subject property were chosen and averaged to provide the basis to determine the upper range of value. As the subject property is too small to be buildable by itself, the 4 sales in close proximity had to be adjusted downward to arrive at a value. After further review and consideration, the committee arrived at a value of$100 for this parcel. Respectfully submitted, Danie h Willi L. Otis Mark E.
