AN ORDINANCE to approve a major amendment to Planned Unit Development located East of
129th Street and Ames Avenue, to approve the Development Plan, and to provide for an
effective date.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
Section 1. In accordance with Sections 55-584 through 55-594 of the Omaha Municipal
Code, a Planned Unit Development Overlay District and the Development Plan, attached hereto and
made a part hereof, are hereby approved, for the following described land in Douglas County,
Nebraska:
Lot 9,Park View Heights Replat, an addition to the City of Omaha,Douglas County,
Nebraska, except that part conveyed by Warranty Deed filed September 22, 1976 in
Book 1553 at Page 534 in. Deed Record, Douglas County, Nebraska described as
follows: Beginning at the Northeast corner of said Lot 9; thence S00°16'36"W
(assumed bearing) on the East line of said Lot 9, 80.00 feet; thence S89°39'39"W on
a line 80.00 feet South of and parallel to the North line of said Lot 9, 1304.60 feet to
a point on the West line of said Lot 9; thence North on said West line, 152.42 feet to
a point on the South R.O.W. line of 127th Street; thence East on said South R.O.W.
line, 75.00 feet to a point of curve; thence Northeasterly on said Southerly R.O.W.
line on a curve to the left (radius being 490.56 feet, chord bearing N57°21'52"E,
chord distance 529.11 feet) an arc distance of 558.84 feet; thence S26°32'47"W,
397.77 feet to a point on said North line of Lot 9;thence N89°39'30"E on said North
line, 962.38 feet to the point of beginning and part of Lot 9, Park View Heights
Replat, except that part conveyed by Warranty Deed filed August 16, 1989 in Book
1856 at Page 246 in Deed Records, Douglas County, Nebraska, more particularly
described as follows: Beginning at the Southwest corner of Lot 8, said Park View
Heights Replat; thence N26°37'07"E (assumed bearing) along the Westerly line of
said Lot 8, Park View Heights Replat, a distance of 224.80 feet to the point of
beginning; thence Northwesterly on a curve to the right with a radius of 295.00 feet,
a distance of 24.34 feet, said curve having a long chord which bears N50°40'12"W,
a distance of 24.33 feet to a point on the Easterly right-of-way line of 127th Street;
thence Northerly along said Easterly right-of-way said Westerly line of Lot 8, Park
View Heights Replat; thence S26°37'07"W along said Westerly line of Lot 8, Park
View Heights Replat, a distance of 173.08 feet to the point of beginning.

Section 2. The proposed Development Plan has been reviewed and evaluatedpursuant to, and meets

each of, the site plan criteria set forth in Section 55-885 of the Omaha Municipal Code.
Section 3. This Ordinance shall be in full force and effect fifteen(15) days from the date of
its passage.
