The attached proposed Ordinance rescinds Ordinance No. 35686 approved August 21, 2001, City
Dock Redevelopment Plan. Ordinance No. 35686 authorized the acquisition of approximately
34.2 acres and the construction of a new City of Omaha dock north of Eppley Airfield on the
Missouri River.
The City Dock Redevelopment Plan proposed that the City of Omaha replace the existing City
Dock with a new facility and that public's investment in the site was expected to be one million
dollars. Soil testing of the property sought to be acquired resulted in the finding that the soil was
not suitable for bearing the weight of the type of building needed to operate the dock without
substantial site preparation. The engineering reports indicated that the site preparation would
cost approximately two million dollars. This would require the City of Omaha to spend three
million dollars for the project. It is felt that this additional site preparation expense would result
in the project being too costly to complete and consequently Ordinance No. 35686 should be
rescinded.

ORDINANCE NO. (•j 75 7
AN ORDINANCE declaring that Ordinance No. 35686, passed August 21, 2001, which
authorized the acquisition of approximately 34.2 acres and the construction of a new City
of Omaha dock north of Eppley Airfield on the Missouri River, is hereby rescinded, as
the redevelopment contemplated in the Ordinance is no longer feasible.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
Section 1. That it is proper and necessary to rescind Ordinance No. 35686, passed
August 21, 2001, and that said Ordinance authorized the City of Omaha to negotiate with the
owners and tenants of property to acquire such property to replace the existing City Dock with a
new facility.
Section 2. This Ordinance, being administrative in character, shall be in full force
and take effect immediately upon its passage in accord with section 2.12 of the Omaha
Municipal Code.
