I. GENERAL INFORMATION:
Purpose: To replat approximately 0.59 acres into one lot and one outlot to allow
adjustment of the common lot line between two properties.

of WINDGATE RANCH, a subdivision outside city
limits, with rezoning from AG to DR, R3,and R4. City
Council approved 4/23/13.
Future Land Use Designation(s): Low Density Residential
Applicable Regulations: If approved, development of the site will be subject to
the DR and R3 zoning regulations, as well as all other
applicable regulations.
No building permits will be issued based on a site plan that does not comply with the
provisions of the Zoning Ordinance.
II. SPECIAL INFORMATION:
Site
Characteristics:
The site is comprised of approximately 25,700 square feet (0.59 acres)
currently platted as the existing Lot 61 and Outlot D of the Windgate Ranch
Subdivision. Property in the vicinity, including proposed Lot 1, is developed
with single family residential uses. The existing Outlot D is intended for
open space and will not be developed.
Development
Proposal:
The requested Minor Plat adjusts the northern lot line between Lot 61 and
Outlot D approximately 15 feet to the north, and adjusts the zoning of the
two properties to reflect the new lots.
Utilities: OPPD has distribution equipment on or near the property. Coordinate with
OPPD if removal/relocation of the equipment is necessary.
Water, gas, and electricity will be provided as required by Chapter 53,
Subdivisions, of the Omaha Municipal Code.

Environmental: Provide for the use, ownership, and maintenance of the outlot in the
subdivision agreement.
Land Use and
Planning:
The proposed minor plat is adjusting the property line between an existing
single family residential lot and an adjacent outlot. The requested plat and
rezoning is appropriate.
III. ANALYSIS:
Conditionally, the minor plat generally complies with the objectives of the Omaha Master Plan
and the requirements of the Omaha Municipal Code.
IV. RECOMMENDATIONS:
Approval of the rezoning from DR and R3 to DR and R3.
Approval of the Preliminary Plat, subject to coordination with OPPD on the removal/relocation
of equipment if necessary.
Approval of the Final Plat subject to submittal of an acceptable final subdivision agreement prior
to forwarding the City Council.
