Acquisition of adequate right-of-way east of the plat and improvements for a full intersection at 165th Street and West Maple Road. Include a 1:20 drawing of"the intersection showing the alignment with 165 Street on the north side of Maple and a.4' wide median in 165t Street. • 2. Temporary turnarounds must be installed at the end of any interim dead-ended streets. 3. The lowest floor of any building, including basements, must be at least one foot above • the 100=year floodplain elevations and noted on the plat. 4. A Letter of Map Revision (LOMR)from FEMA or proof of acceptance of the CLOMR and a financial commitment(such as a bond) that the improvements will be made. 5. Provisions in the mixed-use development agreement and a recordable subdivision agreement for privately maintaining the retaining wall along the proposed relocated floodway line. 6. A park fee and trail improvements as approved by the Parks and Recreation Department. 7. A proper financial structure that includes an acceptable debt ratio. 8. An acceptable tree loss mitigation plan.
