AN ORDINANCE to approve a Major Amendment to a Mixed Use District Development Agreement for
Crossroads, to allow for an administrative subdivision of the property (The Crossroads Replat 1),
located southwest of 72nd and Cass Streets,between the City of Omaha and KJ Crossroads Venture
LLC, providing site development standards; and to provide for an effective date.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
Section 1. That the City of Omaha, in the interest of maintaining public health,safety,and welfare,
desires to assure the property located southwest of 72nd and Cass Streets is developed in accordance with
the provisions of the Major Amendment to a Mixed Use Development Agreement attached hereto and
made a part hereof by reference.
Section 2. That if this Ordinance, or portion thereof, is found to be invalid, any zoning ordinance
applicable to such site shall not be invalidated for such reason.
Section 3. That this Major Amendment to a Mixed Use Development Agreement is hereby
approved.
Section 4. This Ordinance shall be in full force and effect fifteen (15) days from the date of its
passage.

AMENDMENT TO DEVELOPMENT AGREEMENT
This MAJOR AMENDMENT to Development Agreement is made pursuant to the
Omaha Master Plan and Chapter 55, Omaha Municipal Code, and is made and entered
into this day of , 2022, by and between the CITY OF
OMAHA, NEBRASKA, a municipal corporation of the State of Nebraska ("City") and
KJ CROSSROADS VENTURE, LLC, a Nebraska limited liability company
("Developer").
WITNESSETH:
WHEREAS, the City and Developer have entered into a certain Development Agreement
dated January 27, 2022 (the "Development Agreement"), setting forth certain conditions
with respect to the development of property owned by the Developer to be known as The
Crossroads;
WHEREAS, Developer is re-platting Lots 3 and 4 of The Crossroads as Lots 1, 2 and 3,
The Crossroads Replat 1; and
WHEREAS, Developer, in conjunction with the re-platting of Lots 3 and 4 of The
Crossroads, Developer desires to amend Exhibits B, D and E of the Development
Agreement, Exhibit B to be amended by adding Exhibits B — Lot 2 Replat 1 and B — Lot
3 Replat 1, Exhibit D to be replaced in its entirety and Exhibit E to be amended by
Exhibits E—Lot 2 Replat 1 and E—Lot 3 Replat 1.
NOW,THEREFORE, the following is agreed between the parties hereto:
1. Exhibit A to the Development Agreement is hereby amended by the attached
Exhibits A—Replat 1.
2. Exhibit B to the Development Agreement is hereby amended by the attached
Exhibits B—Lot 2 Replat 1 and B —Lot 3 Replat 1.
3. Exhibit D to the Development Agreement is repealed in its entirety and the
attached Exhibit D is substituted in its place.
4. Exhibit E to the Development Agreement is hereby amended by the attached
Exhibits E - Lot 2 Replat 1 and E—Lot 3 Replat 1.
In all other respects, the Development Agreement shall remain in full force and effect,
and it is hereby ratified and confirmed.
