Redesign the segment of 195th Street between Pacific and Pierce Streets to allow for additional stacking space. To accomplish this, Pierce Street must be constructed to tee into the future 195th Street. 3. Arterial street right-of-way must be graded to its future horizontal and vertical alignment for a 5-lane design width adjacent to the project, or at a minimum it must be constructed to a three(3)lane divided design standard. 4. Provide a no access notation on the final plat for lot(s) abutting Pacific Street. 5. Providing accurate interceptor fees. 6. Providing and implementation of an acceptable erosion control plan prior to any grading. 7. A drainage easement equal to 3:1 plus 20 measured from the NRD established edge of water in the creek, or equal to the 100-year storm event, whichever is greater, will be needed around the creek. 8. Detailed park acquisition and improvement plans need to be approved by the Park Board prior to submittal of the final plat. 9. Providing for ownership and maintenance of the private recreation area (Lot 61) by a homeowners association. 10. An acceptable tree cover loss analysis and mitigation plan is required with the final plat submittal, if 25 percent of the tree cover is to be removed during site preparation. 11. Submitting a letter from Douglas County Emergency Management confirming that acceptable emergency warning is being provided for the area prior to final plat approval. 12. An acceptable debt ratio of 4 percent or below. NOW,THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA; I i THAT, the preliminary plat entitled Pacific Ridge located Southwest of 195`h and Pacific Streets, along with the attached conditions, is hereby accepted; and, the,preparation of the final plat of this subdivision is hereby authorized.
