Condition(s):
1. An interlocal agreement for the improvement of 180th Street.
2. A notation on the final plat that provides for a connection from 179th Avenue to Burke
Street at such time development of the adjoining properties has been decided.
3. A provision for the 179th to Burke Street connection in a manner discourages excessive
traffic speeds traveling from Burke to Chicago Streets.
4. Providing for 180th Street to be a six-lane road with 28-foot wide medians extending to
The Grove intersection.
5. Providing a 75-foot wide right-of-way dedication for 180th Street.
6. Grading the 180th Street property to match the profile of a future six-lane street. The
outside lane on the five-lane street must be 14 feet in width to provide for the future six-
lane street.
7. Including proposed street system for former Lot 12 and 13.
8. A permit from the Douglas County Engineer's office for the proposed Burke and Chicago
Street connections from the subdivision to 180th Street. The street connections must also
properly align with the street connections to the west (West Dodge Hills).
9. Coordinating project grades along the western boundary of the subdivision with the
future improvement of 180th Street. Certification of the grade coordination from the
Douglas County Engineer will be required prior to approval of the final plat.
10. Providing note on the plat that no access to 180th Street or West dodge Road will be
permitted from individual lots. In addition, provide a no access note for Lot 2 to Burke
Street and Lot 4 to Chicago Street.
11. Providing for the medians to be a maximum of four (4) foot wide where they abut 180th
Street and/or at intersections with opposing streets and alignment of the left turn lanes.
12. Providing for Chicago Street at 180th Street to be right-in right-out only.
13. Providing a cul-de-sac to be constructed for Pacific Springs dead end streets. These
improvements need to be included in the subdivision agreement for this development.
14. Providing temporary turnarounds at the termini points of the interim dead-end streets.

15. State Department of Roads approval for the plat and all drainage and access affecting
State controlled streets.
16. A permit from the Douglas County Engineer's office for any grading, sewer and utility
work carried out in 180th Street right-of-way.
17. Submittal of storm sewer computations and final plans to the Douglas County Engineer
for review relating the handling of roadway and site drainage along the plat boundary
adjacent to 180th Street.
18. Providing for sidewalks throughout the development and on all interior and perimeter
streets, except Wet Dodge Road, and a pedestrian walkway system to be provided that
will allow access from all civic, office and commercial buildings to the adjacent public
sidewalks.
19. Corps of Engineers agreement or permit for any channel relocation.
20. Provide a 3:1 plus 20-foot drainage easement for all open drainage and the stabilization
for all drainage. These open drainage ways should be outlots. Submit the cross-sections
for the open drainage with the drainage analysis.
21. Submittal of an acceptable wetlands and tree canopy analysis, together with a mitigation
plan, if necessary.
22. Providing for the standard park fees based on the gross acreage of the subdivision.
23. Providing for the construction of a 10-foot wide concrete trail in the east right-of-way of
180th Street. The cost of this trail will be a credit against the trail/boulevard portion of
the park fee.
24. Providing for ownership and maintenance for all outlots in a recordable document.
25. Submittal of a letter from Douglas County Emergency management confirming that
acceptable emergency warning is being provided for the area.
26. An acceptable source and use of funds including a debt ratio of less than 4%.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
•
WHEREAS, the revised preliminary plat entitled WEST VILLAGE'.POINTE
located Southeast of 180th Street and West Dodge Road, attached hereto and made a part hereof
as Exhibit "A", has been approved by the Planning Board of the City of Omaha, along with the
conditions set out in Exhibit "B" attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission
of revised preliminary plats to the City Council for its consideration; and,
WHEREAS, the acceptance of this revised preliminary plat is tentative in nature
and does not constitute or require approval of the final plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA:
THAT, the revised preliminary plat entitled WEST VILLAGE POINTE located Southeast of
180th Street and West Dodge Road along with the attached conditions, is hereby accepted; and,
the preparation of the final plat of this subdivision is hereby authorized.
