Changing 191st Avenue Circle to a "U" shaped street reconnecting with 191st Street through Lot 53 of 64. 2. Providing for traffic calming on streets longer than 1,000 feet. 3. Submitting storm sewer design computations and final plans to the Douglas County Engineer's Office for review relative to the handling of roadway and site drainage along the plat boundary adjacent to 192nd Street. 4. Recommendation coordinating the project grades along the western boundary of the plat with the future improvement of 192nd Street for a 5-lane design width and constructed to a 3-lane divided design. 5. Submitting cross sections that show the relationship of the proposed site grading to the existing and future 192nd Street improvements. 6. Submitting an acceptable wetlands analysis and mitigation plan. 7. Submitting drainage computations that include provisions for erosion and sediment control acceptable to the Public Works Department and the Papio-Missouri River NRD. 8. Providing a drainage analysis showing the path of the 100-year storm through the property and an easement based on a slope of 3:1 plus 20 feet measured from the NRD established edge of water in the creek, or equal to the 100-year storm event, whichever is greater. 9. Approval of an acceptable Tree Canopy loss analysis and mitigation plan. 10. Providing the standard Park fee. 11. An acceptable debt ratio less than 4%. 12. Including the 1% Administrative Fee in the Subdivision Agreement. 13. Changing Lot 50 to an outlot. 14. Providing for the maintenance of the sidewalks on all double frontage lots in a recordable document. P:\P1n5'5015sap.doc C-25A CITY OF OMAHA LEGISLATIVE CHAMBER Omaha,Nebraska January 6 , 2004 RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: WHEREAS, preliminary plat entitled COTTONWOOD CREEK REPLAT ONE located Northeast of 192nd and "X" Streets, attached hereto and made a part hereof as Exhibit"A", has been approved by the City of Omaha Planning Board,along with the conditions set out in Exhibit "B" attached hereto and made a part hereof; and, WHEREAS,Section 53-6 of the Omaha Municipal Code requires the submission of preliminary plats to the City Council for its consideration; and, WHEREAS,the acceptance of this preliminary plat is tentative in nature and does not constitute or require approval of the final plat of this subdivision. NOW,THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA; THAT, the preliminary plat entitled COTTONWOOD CREEK REPLAT ONE LOCATED Northeast of 192nd and "X" Streets, along with the attached conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
