Providing for the adjacent arterial street right-of-way being graded to its future horizontal and vertical alignment for a 5-lane design width and at a minimum constructed to a three(3) lane divided design standard. 2. Including a no access statement on the final plat for Lots 4 through 11 to Harrison Street and from Lot 11 to 169th Avenue. 3. Providing for noise attenuation for all lots abutting Harrison on the final plat. 4. Including the pipes stubs for the lots adjoining Drexel Street and 169th Avenue in the sanitary sewer plans for the rest of the subdivision. 5. Providing storm sewer and design computations and final plans to Douglas County for review. 6. Providing for required sidewalks along all streets. 7. Submittal of drainage computations with the project grading plans. The plan should include provisions for erosion and sediment control acceptable to the Public Works Department and the Papio-Missouri River NRD. 8. Including provisions for existing sediment basins being cleaned to re-establish the design capacity. In addition, the diversion needs to be installed and operational prior to grading. 9. A grading plan in conformance with the water quality standards for the watershed. 10. Providing for the appropriate park fee. 11. Including the 1% administrative fee n the subdivision agreement. 12. A debt ratio of less than 4%. P:\P1n5\10145pjm.doc C-25A CITY OF OMAHA LEGISLATIVE CHAMBER Omaha,Nebraska February 10, 2004 RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: WHEREAS,preliminary plat entitled MISSION PINES REPLAT located Northwest of 168th Avenue and Harrison Street,attached hereto and made a part hereof as Exhibit"A",has been approved by the City of Omaha Planning Board, along with the conditions set out in Exhibit "B" attached hereto and made a part hereof; and, WHEREAS,Section 53-6 of the Omaha Municipal Code requires the submission of preliminary plats to the City Council for its consideration; and, WHEREAS,the acceptance of this preliminary plat is tentative in nature and does not constitute or require approval of the final plat of this subdivision. NOW,THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: THAT,the preliminary plat entitled MISSION PINES REPLAT located Northwest of 168th Avenue and Harrison Street, along with the attached conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
