Provide for improving both Fort and 168th Streets to three-lane section roads; 2. Provide traffic calming on all streets over 1,000 feet in length; 3. Submit 1:20 drawings of the proposed traffic circles to the Traffic Engineer for approval; 4. Dedicate rig,ht-of-way for 159th Avenue from Street "Y" to the south and provide for paving 159t Avenue; 5. Dedicate 25' of right-of-way from Circle "T" thru Lots 456 and 457 to the unplatted parcel; 6. Dedicate and pave a street stub from Circle "R" to the un-platted parcel to the east; 7. Provide for temporary turnarounds at the end of all temporarily dead-ended streets; 8. Extend sanitary sewer stubs to each unplatted piece of property that abuts Fort Street; 9. Submit cross-sections and 100-year storm calculations for all open drainage areas and provide drainage easements for the 3:1 slope plus 20' or the 100-year storm path, whichever is greater; 10. Note the minimum finished floor elevation (1' above the 100-year storm flow) of each lot adjacent to open drainage channels on the plat; 11. The 100-year drainage analysis must also show how the storm flow will traverse private property, as well as each street in the subdivision; 12. Provide a recreational trail easement for the trail corridor; 13. Parks and Recreation Advisory Board approval of park site acquisition and park improvement plans; 14. Potential use, ownership and maintenance responsibilities for the outlots must be included in a recordable subdivision agreement. The agreement must also include provisions for the private maintenance of the rear sidewalks of all double-fronted lots; 15. Include the adjacent unplatted parcels that are under 20-acres in the subdivision or submit the deeds that created the parcels; and, 16. Submit a wetlands analysis and, if necessary, an acceptable mitigation plan. P:\P1n5\5168sap.doc C-25A CITY OF OMAHA LEGISLATIVE CHAMBER March 9, 2004 Omaha,Nebraska RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: WHEREAS, the revised preliminary plat entitled STONE RIDGE located southeast of 168th and Fort Streets, attached hereto and made a part hereof as Exhibit "A", has been approved by the Planning Board of the City of Omaha, along with the conditions set out in Exhibit "B" attached hereto and made a part hereof; and, WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission of revised preliminary plats to the City Council for its consideration; and, WHEREAS, the acceptance of this revised preliminary plat is tentative in nature and does not constitute or require approval of the final plat of this subdivision. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: THAT, the revised preliminary plat entitled STONE RIDGE located southeast of 168th and Fort Streets along with the attached conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
