Exhibit "B" Page 1 of 1 Conditions: 1. Provide for improving State Street to a three-lane section road; 2. Provide traffic calming on all streets over 1,000 feet in length; 3. Submit 1:20 scale plans for any traffic circles and include proposed driveways on the adjacent lots; 4. Provide cost sharing for the future bridge on 132nd Street over the Papillion Creek; 5. Submit proof of Douglas County's approval of the vacation of 126th Street; 6. Extend a sanitary sewer stub to the unplatted parcel on the Southeast corner of 132nd and State Streets; 7. Provide for the private maintenance of the rear sidewalks on double-fronted lots; 8. provide for grading the subdivision to match future five-lane sections for both State and 132nd Streets; 9. Submit cross-sections of the drainageway along with drainage calculations for a 100-year storm. Based on these calculations and sections, provide a drainage easement equal to the greater of the standard 3:1 plus 20' or the 100-year storm path; 10. Note on the plat the minimum basement elevation of each lot that abuts the drainageway (Lots 178-182 and 236-237); 11. Provide for paying the 1% subdivision administrative fee; and, 12. Submit a letter from Douglas County Emergency Management confirming that acceptable emergency warning is being provided for the area. P:\P1n5\5188sap.doc C-25A CITY OF OMAHA LEGISLATIVE CHAMBER March 9, 2004 Omaha,Nebraska RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: WHEREAS, preliminary plat entitled DEER CREEK HIGHLANDS located southwest of 126th and State Streets,attached hereto and made a part hereof as Exhibit"A",has been approved by the City of Omaha Planning Board, along with the conditions set out in Exhibit "B" attached hereto and made a part hereof; and, WHEREAS,Section 53-6 of the Omaha Municipal Code requires the submission of preliminary plats to the City Council for its consideration; and, WHEREAS,the acceptance of this preliminary plat is tentative in nature and does not constitute or require approval of the final plat of this subdivision. NOW,THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA; THAT,the preliminary plat entitled DEER CREEK HIGHLANDS located southwest of 126th and State Streets,along with the attached conditions,is hereby accepted;and,the preparation of the final plat of this subdivision is hereby authorized.
