Condition(s):
1) Submit a 1:20 scale exhibit that shows the proposed gates for Howard Plaza. The
gates must be set back far enough to allow stacking space for vehicles entering the
subdivision;
2) Provide for installing the private street to City standards with 7" concrete with
curb and gutter and storm sewer system;
3) Widen the private street (ROW) width to 35' or provide a sidewalk easement for
the proper installation of sidewalks;
4) Retain the 174th Plaza cul-de-sac;
5) Submit applications to amend both Special Use Permits that created the golf
course (C8-94-82 & C8-95-263); and,
6) Meet with neighbors before preliminary plat is sent to the City Council.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS, preliminary plat entitled PACIFIC SPRINGS TOWNHOMES (A
Cluster Subdivision) located Southwest of 168th and Harney Streets, attached hereto and made a
part hereof as Exhibit "A", has been approved by the City of Omaha Planning Board, along with
the conditions set out in Exhibit "B" attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission
of preliminary plats to the City Council for its consideration; and,
WHEREAS, the acceptance of this preliminary plat is tentative in nature and does
not constitute or require approval of the final plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA:
THAT, the preliminary plat entitled PACIFIC SPRINGS TOWNHOMES (A
Cluster Subdivision) located Southwest of 168th and Harney Streets, along with the attached
conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby
authorized.
