RES 2004-0375 - Preplat, West Dodge Hills • EXHIBIT "B" Page 1 of 1 Condition(s): 1) Submit letter from the State (NDOR) that approves the Northernmost street connections on the east and west boundaries of the plat, as well as both temporary and permanent improvements; 2) Provide for improving 180th Street to a six-lane section and include double left-turns at Burke Street; the median needs to be 28'wide; 3) Submit a 1:20 scale drawing of the 180th and Burke Streets intersection; 4) Provide for improving 180t Street from Burke Street south to at least "The Grove" subdivision and, if possible, to Pacific Street; 5) Note on the plat that the northernmost intersection with 180th Street will be restricted to right-in/right-out vehicular turning movements; 6) Provide for paving Burke Street and street 2 to a width of 38'with no center median; 7) Provide for a traffic circle at the intersection of Streets 1 and 2; 8) Provide a maximum median width of 4' in Burke Street, where it intersects with 108th Street; 9) Note on the plat that 181St Street at Burke Street will be restricted to right-in/right- out vehicular turning movements; 10) Note on the plat that Lots 3 and 6 will share access to Burke Street at the approved median break; 11) Dedicate triangles with 5' legs at each corner of all intersections. Provide for installing temporary turnarounds at the terminus of any interim dead-ended streets; 12) Provide for grading the subdivision to match the plan and profile for the future six- lane street improvements of 180th Street; 13) Submit drainage analyses, including the passage of a 100-year storm, for both the interior of the subdivision and the drainageway that traverses the subdivision; 14) Submit cross-sections of the drainageway; 15) Provide a drainage easement (including the adjustment of Outlots A and B) equal to a 3:1 slope plus 20' or the 100- year storm passage area, whichever is greater; 16) Provide for complete stabilization of the drainageway; 17) Provide for the private ownership and maintenance of the Outlots; 18) Submit a letter from Douglas County Emergency Management confirming that acceptable emergency warning is being provided for the area; 19) Provide for the payment of the 1% subdivision administrative fee in the "source and use of funds" and the subdivision agreement; 20) Submit a tree cover loss analysis and, if necessary, a mitigation plan; and, 21) Name the streets in accordance with the Planning Department review. UO C Cw«tt KEErS.0 CONSULTING ENGINEERS C-25A w CITY OF OMAHA LEGISLATIVE CHAMBER March 30, 2004 Omaha,Nebraska RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: WHEREAS, the revised preliminary plat entitled WEST DODGE HILLS located Southwest of 180th Street and West Dodge Road, attached hereto and made a part hereof as Exhibit "A", with a request for a waiver of Section 53-8(4)(d) Street Frontage of the Omaha Municipal Code has been approved by the City of Omaha Planning Board along with the conditions set out in Exhibit"B" attached hereto and made a part hereof; and, WHEREAS; Section 53-6 of the Omaha Municipal Code requires the submission of preliminary plats to the City Council for its consideration; and, WHEREAS, the acceptance of this revised preliminary plat with a waiver of Section 53-8(4)(d) Street Frontage of the Omaha Municipal Code is tentative in nature and does not constitute or require approval of the final plat of this subdivision by the City of Omaha Planning Board or City Council. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: THAT, the revised preliminary plat entitled WEST T DODGE HILLS located Southwest of 180th Street and West Dodge Road with a waiver of Section 53-8(4)(d) Street Frontage of the Omaha Municipal Code, along with the attached conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
