Temporary turnarounds at the termini of all interim dead end streets. 2. Paving the temporary turnaround easement off 193rd Avenue. 3. Construction of 192nd Street to a minimum three (3) lane street. 4. Provide a minimum 100 feet of right-of-way for the boulevard along the west side of the subdivision. 5. Privately funding any extra width paving. 6. Submittal of storm sewer design computations and plans to Douglas County for review that relate to the handling of roadway and site drainage along 192nd Street. 7. Provide for sidewalks on all interior and perimeter streets. 8. Submittal of a sediment and erosion control plan. 9. Coordinate the final project grades along the eastern boundary with the future improvement of 192"d Street for a 5-lane design width. 10. Pave and connect the boulevard at the west end of the park to Hickory Street. 11. Approval of landscaping and design plans for the boulevard by the Parks Department prior to submittal of a final plat. 12. Provide a 20-foot minimum width pedestrian access from the subdivision. 13. A permit from the Corps of Engineers before any grading occurs on the property. 14. An overall debt ratio less than 4%. 15. Including the 1% subdivision review and processing fee in the subdivision agreement. P:\P1n5\14172maf.doc C-25A CITY OF OMAHA LEGISLATIVE CHAMBER Omaha,Nebraska April 13, 2004 RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: WHEREAS, the preliminary plat entitled PACIFIC POINTE ESTATES located Northwest of 192nd Street and Shadow Ridge Drive, attached hereto and made a part hereof as Exhibit "A", with a request for a waiver of Section 53-8(2)(b), Maximum cul-de-sac length, has been approved by the City of Omaha Planning Board along with the conditions set out in Exhibit "B" attached hereto and made a part hereof; and, WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission of preliminary plats to the City Council for its consideration; and, WHEREAS, the acceptance of this preliminary plat with a waiver of Section 53- 8(2)(b), Maximum cul-de-sac length, is tentative in nature and does not constitute or require approval of the final plat of this subdivision by the City of Omaha Planning Board or City Council. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: THAT, the preliminary plat entitled PACIFIC POINTE ESTATES located Northwest of 192nd Street and Shadow Ridge Drive with a waiver of Section 53-8(2)(b), Maximum cul-de-sac length, along with the attached conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
