Condition(s):
1. An interlocal cooperative agreement with the development to the south to provide a cost
sharing for the public improvements that benefit both parties,including the improvement of
180th Street.
2. Providing for the improvement of 192nd Street to a three-lane section adjacent to the
subdivision.
3. Revise Lot 449 and 503 to provide areas beyond traffic circles for access. Submit a revised
1 to 20 drawing for all circles to the Traffic Engineer for review and approval.
4. The interceptor sewer routing should start at 192nd Street west of Lot 365, run east to 191st
Avenue,north to Honeysuckle Drive,east past the 96 inch storm sewer,north to the northern
boundary of Lot 502, thence east past along the property lines, extend the 72 inch storm
sewer west of Lot 190 and partially grade old drainageways to accommodate interceptor
sewer routing. Provide a proposed profile for the interceptor sewer,the storm extensions and
drainageway grading to Public Works for review and approval and include in the subdivision
agreement.
5. Extend the 66-inch storm sewer from Lafayette to the southern boundary of the plat.
6. Submit the proposed storm drainage easements for open drainageways in rear yards that
notifies the property owners of their maintenance responsibilities for these areas. In lieu of
this easement,provide outlots to contain the drainage wide enough to provide a 3 to 1 plus 20
foot drainageway on each side of the drainageway.
7. Revised grading plans to show the boundaries of the floodway and floodway fringe.
8. Provide West Papillion Creek Cross-sections. Setbacks need to be determined and shown on
the grading plan. A channel maintenance and trail easement needs to be granted to the NRD
for this setback area.
9. A debt ratio of less than 4 %.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS, the revised preliminary plat entitled THE RESIDENCES AT WEST
DODGE STATION located Southeast of 192nd and Blondo Streets, attached hereto and made a
part hereof as Exhibit "A", has been approved by the Planning Board of the City of Omaha,
along with the conditions set out in Exhibit "B" attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission
of revised preliminary plats to the City Council for its consideration; and,
WHEREAS, the acceptance of this revised preliminary plat is tentative in nature
and does not constitute or require approval of the final plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA:
THAT, the revised preliminary plat entitled THE RESIDENCES AT WEST DODGE STATION
located Southeast of 192nd and Blondo Streets along with the attached conditions, is hereby
accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
