REQUEST: Approval of a Waiver of the Urban Development Element of the Master Plan; Approval of an Amendment to the Public Facilities Element of the Master Plan to locate a fire station in the development; Approval of an Amendment to the Land Use Element of the Master Plan to designate 192nd & Harrison Streets as a 30-acre mixed-use area; and Approval of a Variance to allow 32.128 acres of mixed use development LOCATION: Northwest of 192nd & Harrison Streets • SUBJECT AREA IS SHADED-APRIL 2004 1 I'if. .., . -)\ - I rJ „ Q rn j n I b 6 o S \ 1 \ . , D 3 .e n i {l • Ed'. 1000 0 1000 Feet 1 c-25a CITY OF OMAHA LEGISLATIVE CHAMBER June 8, 2004 Omaha,Nebraska RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: WHEREAS, the City has received a request of Dial Land Development, Inc. for a variance from the Land Use Element of the Master Plan to allow an increase of 20% in the size of the Mixed Use Area for property located northwest of 192nd and Harrison Streets as shown on Exhibit "A" attached hereto and made a part hereof by this reference; and, WHEREAS, the Land Use Element of the Master Plan of the City of Omaha allows for variances from the size specifications of Mixed Use area upon meeting criteria set forth for same; and, WHEREAS, justification for said variance being that future mixed use development proposed for the northwest corner of 192nd and Harrison Streets shall comply with "Special Community Value" criteria; and, WHEREAS, the City Planning Board held public hearings on this request March 3 and April 7, 2004, and upon hearing testimony recommended approval of said variance. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: THAT, the request of Dial Land Development, Inc. for a variance from the Land Use Element of the Master Plan to allow an increase of 20% in the size of the Mixed Use Area for property located northwest of 192nd and Harrison Streets as shown on Exhibit "A" attached hereto and made a part hereof by this reference is hereby approved.
