Condition(s):
1) Provide for improving Blondo Street to a three-lane section road;
2) Clearly show the 50 foot dedication for Blondo Street;
3) Provide for installing temporary turnarounds at the end of any interim dead-ended streets;
4) Provide for the extension of the interceptor sanitary sewer as determined by Planning Board
and City Council actions on Case C3-03-135;
5) Provide for installing sidewalks along Blondo Street and both sides of all interior streets;
6) Submit a letter from Douglas County Emergency Management confirming that acceptable
emergency warning is being provided for the area;
7) Submit a source and use of funds for both private funding and SID funding scenarios. The
SID scenario must include an acceptable debt ratio under 4%;
8) Rename the subdivision to something like Manchester Ridge 2nd Addition and include the
replat information under the title of the plat; and,
9) Record Manchester Ridge before submitting the final plat.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS, preliminary plat entitled MANCHESTER RIDGE REPLAT ONE
located northwest of 174th and Blondo Streets, attached hereto and made a part hereof as Exhibit
"A", has been approved by the City of Omaha Planning Board, along with the conditions set out
in Exhibit "B" attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission
of preliminary plats to the City Council for its consideration; and,
WHEREAS, the acceptance of this preliminary plat is tentative in nature and does
not constitute or require approval of the final plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA:
THAT, the preliminary plat entitled MANCHESTER RIDGE REPLAT ONE
located northwest of 174th and Blondo Streets, along with the attached conditions, is hereby
accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
