Condition(s):
1. Submittal of the noise wall design to the Public Works Department for approval.
2. Providing for private installation and maintenance of the paving and sanitary sewer in Outlot
B, unless otherwise agreed to between the developer and the City.
3. Changing the ingress/egress easement over Outlot A to be granted to Lots 1 and 7 instead of
Lots 1 and 8;
4. Providing for the installation of sidewalks as required;
5. Submitting grading sections to the County, and then the Public Works Department,for Fort
Street to verify easement width;
6. Submittal and implementation of a sediment and erosion control plan for approval prior to
grading;
7. Providing for the ownership and maintenance of the outlots.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS, preliminary plat entitled TIMBER CREEK, a cluster subdivision,
located northwest of 134th and Fort Streets, attached hereto and made a part hereof as Exhibit
"A", has been approved by the City of Omaha Planning Board, along with the conditions set out
in Exhibit"B" attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission
of preliminary plats to the City Council for its consideration; and,
WHEREAS, the acceptance of this preliminary plat is tentative in nature and does
not constitute or require approval of the final plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA:
THAT, the preliminary plat entitled TIMBER CREEK, a cluster subdivision,
located northwest of 134th and Fort Streets, along with the attached conditions, is hereby
accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
