Condition(s):
1. Provide for installing dual left-turn lanes at both proposed full access points on
72nd Street to the specifications of the Traffic Engineer.
2. Extend the driveways the dual left turns are entering west approximately 50 feet.
3. Dedicate at least 12 1/2 feet of right-of-way from the back of the curb along
Crown Pointe Avenue. Submit an exhibit that shows the proposed curb lines
relative to the improvements.
4. Include provisions in the subdivision agreement for the payment of annual
maintenance fees (adjusted for inflation) for traffic signals.
5. Provide an access easement to the west to allow the adjacent property access to
Crown Point Avenue via Outlot A.
6. Provide for installing deceleration lanes for all driveways off of arterial streets.
7. Dedicate enough right-of-way 12 1/2 feet back of the curb of the deceleration
lanes.
8. Install sidewalks along 72nd Street and Crown Pointe Avenue. Include an
acceptable pedestrian circulation system in the mixed-use area.
9. Submit a drainage analysis that includes the 100-year storm flow and detention
computations for that flow.
10. Provide for grading the property at its boundaries with major streets to match the
year 2025 geometrics of the streets.
11. Submit an acceptable tree canopy loss mitigation plan.
12. Include provisions in both a recordable subdivision agreement and covenants that
indicate potential usage and private ownership and maintenance of the outlots.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: •
WHEREAS, preliminary plat entitled SORENSEN PARK PLAZA (Cluster
Subdivision) located southwest of 72nd Street and Sorensen Parkway, attached hereto and made a
part hereof as Exhibit "A", has been approved by the City of Omaha Planning Board, along with
the conditions set out in Exhibit"B" attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission
of preliminary plats to the City Council for its consideration; and,
WHEREAS, the acceptance of this preliminary plat is tentative in nature and does
not constitute or require approval of the final plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA:
THAT, the preliminary plat entitled SORENSEN PARK PLAZA (Cluster
Subdivision) located southwest of 72nd Street and Sorensen Parkway, along with the attached
conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby
authorized.
