Condition(s):
1) Redesign the frontage road to meet the 100'minimum radius requirement;
2) Improve Dahlman Avenue to the specifications of the Traffic Engineer and
modify the signal at "L" Street, accordingly;
3) Note on the plat that direct access to either "L" Street or Dahlman Avenue from
any of the adjacent lots will not be permitted;
4) Install sidewalks along Dahlman Avenue and both sides of the frontage road and
include a functional pedestrian circulation system in the mixed-use area; and
5) At a minimum, include a 5' wide sidewalk easement on both sides of the frontage
road.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS, preliminary plat entitled SUTHERLANDS PLAZA located northeast
of "L" Street and Dahlman Avenue, attached hereto and made a part hereof as Exhibit "A", has
been approved by the City of Omaha Planning Board, along with the conditions set out in
Exhibit "B" attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission
of preliminary plats to the City Council for its consideration; and,
WHEREAS, the acceptance of this preliminary plat is tentative in nature and does
not constitute or require approval of the final plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA:
THAT, the preliminary plat entitled SUTHERLANDS PLAZA located northeast
of "L" Street and Dahlman Avenue, along with the attached conditions, is hereby accepted; and,
the preparation of the final plat of this subdivision is hereby authorized.
