Condition(s):
1. Submit a revised preliminary plat.
2. All improvements included in the final approved traffic study must be installed by the
developer.
3. Submit a letter of approval from NDOR that approves access and related improvements to
204th Street.
4. Note on the plat that 1/8th mile street connections will be restricted to right-in/right-out
vehicular turning movements.
5. Construct medians in both"Q" and Harrison Streets.
6. Provide right-of-way dedications for both"Q" and Harrison Streets equal to 50' from each
streets centerline. For the first 300' from each major intersection the dedication must be
increased to 60' from the centerline.
7. Note the minimum finished floor elevation(a minimum of 1' above the 100-year flood level)
on the plat for all lots that are adjacent to the drainageways.
8. Submit cross-sections of the drainageways and calculations for a 100-year storm. Based on
this information,provide channel maintenance easements for the larger of the 100-year flow
or the 3:1 slope plus 20'.
9. Provide for grading the subdivision to match the future 5-lane profiles of adjacent arterial
streets.
10. Design and realign the parkway and park to the specification of the Parks and Recreation
Department, as generally described above.
11. Obtain Parks and Recreation Advisory Board approval of park site acquisition and all park
and parkway improvements prior to the submittal of the final plat.
12. Submit a letter from Douglas County Emergency Management that confirms acceptable
emergency warning is being provided for the area.
13. Submit a letter from Douglas County Environmental Services that indicates a noxious weed
plan has been approved.
14. Submit an accurate source and use of funds with a debt ratio no greater than 4%.
15. Submit an acceptable mixed-use development plan that addresses the comments under the
above"Land Use and Planning" section.
16. Submit an acceptable tree canopy loss mitigation plan.
17. Provide for the potential use and private ownership and maintenance of all outlots in the
subdivision agreement.

WHEREAS, preliminary plat entitled COUNTY LINE MARKET located
Northwest of 204th and Harrison Streets, attached hereto and made a part hereof as.Exhibit "A";
has been approved by the City of Omaha Planning Board, along with the conditibris set out .iti
Exhibit "B" attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission
of preliminary plats to the City Council for its consideration; and,
WHEREAS, the acceptance of this preliminary plat is tentative in nature and does
not constitute or require approval of the final plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA:
THAT, the preliminary plat entitled COUNTY LINE MARKET located
Northwest of 204th and Harrison Streets, along with the attached conditions, is hereby accepted;
and, the preparation of the final plat of this subdivision is hereby authorized.
