L1'7o2 3 AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code,by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located Northeast of 52°a and Lake Streets from R4(35)-Single Family Residential District(High Density)to R5-Urban Family Residential District. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF OMAHA: Section 1. The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is,changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lots 1-3,inclusive,Adams Place,a subdivision as surveyed,platted and recorded in Douglas County,Nebraska,is hereby rezoned from R4(35)-Single Family Residential District (High Density) to R5-Urban Family Residential District. Section 2. This Ordinance shall be in full force and effect fifteen(15)days from the date of its passage. Many thanks and kind regards, 00/6 Drew and Elisa Davies 2519 N. 52nd Street Omaha, NE 68104 402-305-4283 Dear Members of the Omaha City Council, RE: Hearing on Ordinance to Rezone the Northeast corner of 52nd and Lake Streets (the "Property") We reside at 2519 N. 52nd Street and have enjoyed living in a single-family home in the Country Club neighborhood for 6 years. Unfortunately,we are not able to attend the public hearing scheduled for December 13th. We are concerned about the requested change in zoning of the Property from R4(35) to R4 and R5. While we are not familiar with the proposed project,we are strongly opposed to increasing the density of residents on the Property. The neighborhood immediately surrounding the Property is largely(if not exclusively) made up of single-family homes. As young professionals who are committed to living in Midtown Omaha,we feel that retaining the charm of the Country Club neighborhood includes limiting the residential use to single- family homes with very limited duplexes. In the event the Omaha City Council approves the proposed increase in density for the Property,we hope that you might consider requiring some type of buffer between the single- family homes and the higher density project. Perhaps the developer could plant some mature trees and bushes along the abutting lot lines. Thank you for your consideration.
