Conditions:
1. Note on the plat that direct access to Crown Point Avenue from Outlot B will not be
permitted;
2. Provide for the installation of a sidewalk along Crown Point Avenue and a functional
pedestrian system within the MU area that connects with the sidewalk;
3. Submit a letter from Douglas County Environmental Services that indicates a noxious
weed plan has been approved.
4. Submit a revised preliminary plat with (or prior to) the final plat submittal if necessary
after the geotechnical report has been completed;
5. Submit a tree canopy loss analysis and, if necessary, an acceptable mitigation plan;
6. Provide for the private ownership and maintenance of the outlots in the subdivision
agreement;
7. Submit an acceptable mixed-use development plan that addresses the comments under
the above "Land Use and Planning" section.

WHEREAS,preliminary plat entitled CROWN POINT PLAZA located Northwest of..
74th Street and Crown Point Avenue,attached hereto and made a part hereof as Exhibit"A",has been
approved by the City of Omaha Planning Board, along with the conditions set out in Exhibit "B"
attached hereto and made a part hereof; and,
WHEREAS,Section 53-6 of the Omaha Municipal Code requires the submission of
preliminary plats to the City Council for its consideration; and,
WHEREAS,the acceptance of this preliminary plat is tentative in nature and does not
constitute or require approval of the final plat of this subdivision.
NOW,THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF OMAHA:
THAT,the preliminary plat entitled CROWN POINT PLAZA located Northwest of
74th Street and Crown Point Avenue,along with the attached conditions,is hereby accepted;and,the
preparation of the final plat of this subdivision is hereby authorized.
