Condition(s):
1. Obtaining approval of C3-06-114.
2. Submit a revised preliminary plat.
3. All improvements included in the final approved traffic study must be installed by the
developer.
4. Submit a letter of approval from NDOR that approves access and related
improvements to 204th Street.
5. Provide for the installation of right-turn deceleration lanes at all 1/8th mile street
connections.
6. Note on the plat that 1/8th mile street connections will be restricted to right-in/right-
out vehicular turning movements.
7. Note the following no direct access notations on the plat:
a. From Lots 139 and 140 to street"Q."
b. From Lots 145 and 147 to street "O."
c. From Lots 150 and 151 to street "A."
d. From Lots 155 and 156 and Outlot`B"to street "L."
e. From Lots 162 and 163 to street"K."
f. From Lot 165 to street "B."
8. Construct medians in both"Q" and Harrison Streets.
9. Provide a half street right-of-way width dedication on Lot 168 to provide future
access to the property to the west.
10. Move the street "G" connection to Harrison Street to the %z mile point unless there is
a proposed intersection on the south side of Harrison. If there is an intersection,
submit a 1:20 scale exhibit that shows the alignment.
11. Note the minimum finished floor elevation (a minimum of 1' above the 100-year
flood level) on the plat for all lots that are adjacent to the drainageways.
12. Submit cross-sections of the drainageways and calculations for a 100-year storm.
Based on this information, provide channel maintenance easements for the larger of
the 100-year flow or the 3:1 slope plus 20'.
13. Delineate, preserve and protect all jurisdictional waterways.
14. Provide for grading the subdivision to match the future 5-lane profiles of adjacent
arterial streets.
15. Reduce the width of the parkway to 65' unless a greater width is needed because of
the traffic study.
16. Provide a 35' deep no-build easement on all property along both sides of the
parkway.

17. Submit a park master plan that has developed by a registered landscape architect for
the entire park, including the tract on adjacent property. The master plan should
include the program outlined for Park 48 in the Omaha Suburban Park System Master
Plan, 2001. This must be submitted for Park and Recreation Advisory Board review
and approval prior to or concurrent with approval of acquisition and improvement
costs.
18. Obtain Parks and Recreation Advisory Board approval of park site acquisition and all
park and parkway improvements prior to the submittal of the final plat.
19. Submit a letter from Douglas County Emergency Management that confirms
acceptable emergency warning is being provided for the area.
20. Submit a letter from Douglas County Environmental Services that indicates a noxious
weed plan has been approved.
21. Submit an accurate source and use of funds with a debt ratio no greater than 4%.
22. Submit an acceptable mixed-use development plan that addresses the comments
under the above"Land Use and Planning" section.
23. Submit an acceptable tree canopy loss mitigation plan.
24. Prepare and submit a wetlands analysis and, if necessary, an acceptable mitigation
plan.
25. If on site, encapsulate any wetlands mitigation in an outlot or outlots.
26. Provide for the potential use and private ownership and maintenance of all outlots in
the subdivision agreement.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: •
WHEREAS, preliminary plat entitled COVENTRY, located Northwest of 204th
and Harrison Streets, attached hereto and made a part hereof as Exhibit "A", has been approved
" by the City of Omaha Planning Board, along with the conditions set out in Exhibit "B" attached
hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission
of preliminary plats to the City Council for its consideration; and,
WHEREAS, the acceptance of this preliminary plat is tentative in nature and does
not constitute or require approval of the final plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA:
THAT, the preliminary plat entitled COVENTRY, located Northwest of 204th and
Harrison Streets, along with the attached conditions, is hereby accepted; and, the preparation of
the final plat of this subdivision is hereby authorized.
