Conditions:
1. Provide for improving both 132nd and State Streets to at least 3-lane section roadways and
coordinate the 132nd Street bridge with the Douglas County Engineer's Office;
2. Dedicate an additional 10' of right-of-way for State Street for the first 300' from 132nd
Street.
3. Provide for the installation of sidewalks along both 132nd and State Streets and both sides
of all interior streets;
4. Prepare and submit a 1:20 scale drawing of the 1/4 mile connection to 132nd Street to
ensure that it properly aligns with the connection in proposed Cimarron Grove to the
west;
5. Verify that radii on the street adjacent to the school meet minimum standards;
6. Provide traffic calming on the street adjacent to the school;
7. Provide for the installation of sidewalks along both sides of interior streets and along both
132nd and State Streets;
8. Submit an analysis that verifies the hydraulic adequacy of the proposed box culvert under
132nd Street;
9. Prepare and submit an environmental analysis that delineates all jurisdictional waterways
and wetlands. Submit the appropriate ACOE documents if an ACOE permit is required;
10. Preserve and protect as many of the site's natural features as possible;
11. Prepare and submit a 3:1 mitigation plan for any damaged wetlands;
12. Prepare and submit cross-sections of all drainageways and calculations for a 100-year
storm. Based on this information, provide drainage and channel maintenance easements
equal to a 3:1 slope plus 20' or the path of a 100-year storm;
13. Provide for grading the subdivision to match the future profiles of both 132nd and State
Streets;
14. Apply the standard park fee formula to determine the appropriate park fee;
15. Submit a letter from Douglas County Environmental Services that indicates a noxious
weed plan has been approved; and,
16. Submit a tree canopy loss analysis and (if necessary) a 3:1 mitigation plan.

WHEREAS, preliminary plat entitled DEER CREEK HIGHLANDS PHASE IV
NORTHWEST,located Southeast of 132nd and State Streets,attached hereto and made a part hereof
as Exhibit"A",has been approved by the City of Omaha Planning Board,along with the conditions
set out in Exhibit "B" attached hereto and made a part hereof; and,
WHEREAS,Section 53-6 of the Omaha Municipal Code requires the submission of
preliminary plats to the City Council for its consideration; and,
WHEREAS,the acceptance of this preliminary plat is tentative in nature and does not
constitute or require approval of the final plat of this subdivision.
NOW,THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF OMAHA:
THAT, the preliminary plat entitled DEER CREEK HIGHLANDS PHASE IV
